One Superior Place, 1 W Superior St, is a 52-story, 809-unit apartment tower in Chicago’s River North neighborhood. The property’s most prominent feature is an on-site Whole Foods store.

The property was completed in 1999, one of the very few Chicago apartment buildings built during that decade. Loewenberg + Associates was the architect.

The apartments

One Superior Place’s 809 apartments include 17 different studio, convertible, 1- and 2-bedroom floor plans.

The building’s popularity ensures that not all types of units are available at any given time. Floor plans and a near real-time availability check are accessible online.

The building has a long-and-narrow configuration that lends itself to very workable floor plans with large expanses of windows, avoiding the walking-into-a-shoebox effect that you’ll experience in more squared-off high-rises. All but one of the 17 floor plans include a balcony, and north- and south-facing balconies are recessed into the building’s facade.

The units are all-electric and have recently-updated finishes and in-unit washers and dryers. The apartments are typically larger and have more efficient floor plans than units in some of the newer buildings.

Views. The building is sited on an east – west axis, affording striking skyline views to the north and south from most apartments.

Current zoning restrictions in River North and the placement of the large amenity deck on the building’s south side should ensure the preservation of the views to the south for some time.

Amenities, services, policies

One Superior Place has an extensive amenities package, all on a single level.

A large landscaped pool deck is on the south side of the building and receives sun throughout the day. There are shaded areas, tables, fire pits and stainless steel grills.

One Superior Place has a fully-equipped business center with a conference room.

There are additional computers, coffee and seating areas in the “cyber café.”

A party room with a variety of flexible spaces is available for residents to gather or host events.

The library is a place for some quiet time or a small business meeting.

The fitness center is large enough that simply trekking from one end of it the other may be enough exercise for some, but there’s a full array of equipment for the more ambitious.

There are 710 parking spaces in the attached garage. The size of the building’s site eliminated the need for the multi-story parking podium found on many of the newer high-rises. The low-rise nature of the garage results in less street-to-space travel time.

There’s a large, fenced private dog run on the top level of the parking deck.

One Superior Place has on-site management, maintenance and leasing staff. The building is pet-friendly, subject to limits.

The location

One Superior Place has one-way streets on three sides, insulating it from the full impact of the surrounding density and making for a more pleasant pedestrian experience.

The building is nearly at the northeast corner of the River North neighborhood, with good proximity to the Gold Coast and Streeterville, and to the Loop.

Loyola University’s Water Tower campus is a block north and two blocks east of the property. Northwestern and Lurie Children’s hospitals are a short walk further east.

Shopping. Residents of One Superior Place can walk directly from the building into what Whole Foods bills as its “Gold Coast store” despite its River North location. Trader Joe’s is nearby and there’s a locally-owned Potash Markets a few blocks north on State St.

A number of convenience stores are nearby and Jewel, Plum Market and a new Target are not far away, as are a number of Walgreens and CVS pharmacies.

Michigan Avenue’s Magnificent Mile shops and Water Tower Place are three short blocks east.

Oak Street boutiques are a few blocks to the north. Big-box retail stores abound in the Clybourn Corridor, a mile northwest and Macy’s and other State Street shops are a mile south.

The River North Gallery District has taken some hits from the economy in recent years but remains a vibrant art scene. Home furniture and design shops are abundant in the neighborhood.

Dining, nightlife. Head a block north to Chicago Ave and you’ll pass a McDonald’s and the Ralph Lauren restaurant on your way east to Chik-fil-A or the Cheesecake Factory with your out-of-town guests.

A little further north is one of the densest, most interesting restaurant and nightlife clusters in Chicago – what some call the Viagra Triangle. Locals just call it “the triangle,” after the shape of Mariano Park.

Just past Mariano Park, from whose shape the triangle derives its moniker, you’ll find Division Street’s dense bar and nightlife scene.

Just south of Chicago Ave is the thriving River North restaurant and nightlife cluster.

In brief, you’ll find a dizzying array of restaurants, bars and night spots within just a few blocks of One Superior Place.

Parks, recreation. Washington Square Park is a tranquil, tree-shrouded oasis three blocks north of the building.

Lake Shore Park, which has a running track, softball fields, tennis courts, a playground and a small field house, is a few blocks east of the building.

The popular Oak Street Beach is within walking distance.

Transportation. Public transportation is excellent. The CTA Red Line stop at Chicago Ave is just a block north of One Superior Place.

A variety of CTA bus routes traverse State St and Chicago Ave steps from the property.

The location has relatively quick access to I-90/94 and the city’s expressway grid via the Ontario St / Ohio St on / off ramps.

Zipcar and DIVVY locations are nearby. Taxi, Uber and Lyft service is continually available 24/7.
