Pilsen's Chantico South — all of it — on the market for $1.96M

Chantico South, 1621 S Carpenter St, ChicagoPilsen’s always a fun topic around these parts, and one that we haven’t spent nearly enough time with this year. Today I pulled up the neighborhood’s current listings, and one property immediately stood out — a multi-unit building at 1621 S Carpenter St, priced at $1.96 million. That address sounded awfully familiar, and that price struck me as a big chunk of change for Pilsen property, so I had to drill in deeper.

As I suspected, it’s Chantico South, a nine-unit building that Lipe Property Company started marketing in 2006 and completed in early 2009. The building’s nine units came in six different corner floor plans, from one-bedroom / one-bath single-floor units to three-bedroom / two-bath homes in duplex and single-floor layouts. Prices in early 2008 ranged from the $200s to the $470s, but had dropped by as much as $30,000 a unit by that fall and underwent even more adjustments in 2009.

The units were built out with oak floors in the living / dining areas, kitchens, and corridors, and carpeting in the bedrooms and dens; terraces, patios, or balconies per plan; 42-inch cherry or maple kitchen cabinets; granite countertops, stainless-steel appliances; marble bath countertops; ceramic bath tile; and washer / dryer hookups. The building also features an elevator and a seven-car heated garage.

Lipe’s listing says the building is fully occupied. Condominium documents for the building haven’t been recorded, but Lipe can provide a ready-to-record survey and documents should a buyer decide to convert it back to condos.
