We normally cover only new construction, but thought you might like a look at a low-budget resale.

At 209 S. Whipple, in East Garfield Park, you’ll find a 4-bedroom, 3-bath single-family fixer-upper reduced to $11,600. That’s less than $8 a square foot. Taxes for 2007 were $2,350.

Any takers?

What’s with the low prices? Let me guess–gangs, drugs, violence, death, etc etc

The always-authoritative Wikipedia notes that Business Week named the neighborhood one of the nation’s most up and coming, but suggests “since the housing market has slowed nationwide, the gentrification of East Garfield Park is expected to take several years.”

Don’t forget the Tribune a few years ago with one of thier glowing spreads of another hot neighborhood. After reading the glowing story, I remember looking up the hood on the MLS and, seriously, something like three condos had sold over the last 6 months from the time of the article.

Wishful thinking by city planners and real estate agents I believe. East Garfield will never become popular until the area near the United Center gets cleaned up. Until then, anything west of the UC will remain crime laden where gentrification will take dozens of years. Business Week clearly didn’tn visit the neighborhood, nor did they obtain their info from any reliable source.

East Garfield has many beautiful buldings, this is not one of them. Building is a tear down, not worth rehabbing. Believe it or not this might be a good investment. 15 years ago I bought a tear down near United Center for under 50k. 5 years ago I sold the lot to a developer for approximately 150K. The developer built condos and sold them at 200K a pop.

I’m an actual resident also. I’ve been living here for 5 years now. If you have a longer-term vision, I believe that this community is a great place to buy into. The proximity to downtown, transportation nodes, diverse neighbors, future development plans (a new grocery store, CVS, Johnny’s Icehouse hockey rink) beautiful housing stock, amazing park & conservatory make it a great investment.

Don’t be frightened. For the haters that post only negative things about our neighborhood, stay out! We don’t want negative people like you here.
