Domu’s blog recently introduced readers to a two bedroom / 2.5-bath loft listed for rent at the Pickle Factory Lofts, 1921 N Kenmore Ave in Lincoln Park. At $2,600 a month, the unit is running higher than other two-bedrooms in the area (Domu says the typical rent for a Lincoln Park two-bedroom is $1,500 to $2,450), “but this place is huge, so you’re paying for the space, the upgrades, and, of course, the Lincoln Park neighborhood,” writes blogger John.
Or maybe it’s because the loft actually has three bedrooms, in which case it’s right in line with other units in the neighborhood, which typically run from $1,950 to $3,700 a month. Three bedrooms / 2.5-baths is what the home’s for-sale listing says, and it even has the third bedroom’s dimensions to back that count. (12′ x 15′, if you were wondering.) The loft has been on and off the market since June 2009; in July 2010, it was listed for $475,000, and in September was cut to $450,000.
The duplex-down has 2,015 square feet; a kitchen with custom cabinetry, a stainless steel sink, stone countertops, extra prep space, and a walk-in pantry; a living room with exposed timber beams and hardwood floors; a master bedroom with a walk-in closet and a bath with custom cabinets; a lower level with a second bedroom and full bath and a library / den (most likely that aforementioned third bedroom); in-unit laundry; a 40′ x 15′ rooftock deck; a front porch; and parking.
Monthly assessments are $198 and cover water, common insurance, and scavenger. Pickle Factory Lofts’ location gets a “Very Walkable” score 89 and an “Excellent Transit” score of 77 from WalkScore.com, thanks to its proximity to retail and dining along Clybourn and Armitage avenues and the Armitage Brown Line station just one-eighth of a mile away.
