Rental snapshot: How much for a 2,000 square-foot home in the downtown market?

The number of downtown homes listed as rentals on the MLS fell again between Dec. 18 and 25, according to our weekly tally. A total of 1,760 condos were available as of Friday, down from 1,827 a week earlier.

For this week’s snapshot, I browsed the listings for ZIP codes 60605, 60610, and 60611 (where most of these rentals are located) to see how little I would have to spend for a home with at least 2,000 square feet. For $2,150 a month I’d be able to live in a 2,100 townhome in the South Loop. Double that price and I’d almost be able to swing a similarly sized condo on North Water Street in Streeterville.

  • 60605: $2,150 a month for Unit N at 1502 S Prairie Ave. This 2,100 square-foot townhome has tw0 bedrooms, three baths, a fireplace, new white appliances, carpeted floors, a single-car attached garage, and room on a parking pad for a second vehicle. The listing’s lead photo has to be one of the most unwelcoming exterior shots I’ve seen for a South Loop home in quite a while:

  • 60610: $2,850 a month for Unit E at 1501 N Clybourn Ave. This 2,400 square-foot townhome between Ogden Avenue and Weed Street on the Near North Side has three bedrooms, two full baths, two powder rooms, hardwood floors, a fireplace, a patio and balcony, an attached garage, and a parking pad. It’s also listed for sale in the $570s.
  • 60611: $4,500 a month for Unit #1703 at The Clark, 415 E North Water St. This 2,033 square-foot, southeast-corner unit has two bedrooms, two baths, hardwood floors, electronic window treatments, and a single parking space. It’s also available to purchase for $1.3 million.
