River North’s best apartments – one-bedroom floor plan

Earlier posts in our series on the best apartment towers in River North concentrated on their location. We spotlighted the buildings with the best views, the most convenient grocery shopping, the best access to retail shops, public transit, parks and beaches , the expressway grid, the most nearby dining and nightlife, and the shortest walking distance to the Loop.

We then shifted focus to the buildings themselves, beginning with affordability, the topic that’s top-of-mind with many renters, and moving on to the best building amenities, boutique ambiance, and the most pet-friendly environment.

In our final group of posts, we turned our attention to the apartments, beginning with the best apartment finishes and features, private outdoor space and studio / convertible floor plans.

Affordability is a consideration for one-bedroom renters, so we only looked at apartments renting for less than $2,500 a month in making our selection.

Our best-of-River-North choices are the 825 square foot deluxe one-bedroom at Asbury Plaza and a one-bedroom at Kingsbury Plaza. The Kingsbury one-bedroom varies in size from 867 to 879 square feet. When we checked, a few days ago, deluxe one-bedrooms were available at Asbury Plaza for $1,572 to $1,667 a month and one-bedrooms at Kingsbury Plaza for $2,000 to $2,145.

What we liked about these apartments is their relatively sizable square footage for one-bedrooms, ample closet space, balconies and un-boxy layouts that have space to accommodate a dining room table.

Kingsbury Plaza has superior amenities and in-unit washer / dryers. You’ll have to decide whether those features are worth the rent differential – assuming you can afford to pay it. If access to public transit and grocery shopping are prime considerations, Asbury Plaza has a clear edge.

Kingsbury Plaza’s 1-bedroom units are outstanding, but the building’s 1-bedroom “plus den” units offer the best 1-bedroom floor plan in the city, as far as I’m concerned.

Apparently you’re not alone in liking the one plus den: it’s the only unit type at Kingsbury that has no vacancies.

Almost all of the one plus dens have a list price above the $2,500 cutoff that I used in making my selections.
