A quick search of the archives suggests that Monroe Court, 1526 – 1528 W Monroe St, flew completely under the Yo radar. But it caught the attention of at least nine buyers over the past year, at least.
Only five of the gut-job’s 14 condominiums remain on the market today, following a brisk round of sales in the second half of 2007, says Rita Kerins of @properties, who is marketing the project.
Still available at Monroe Court (a late-1800s West Loop building rehabbed by the Allebach Development Group) are a one-bed / one-bath unit priced in the $300s, a two-bed / two-bath priced in the $410s, and three three-bed / 2.5-bath penthouses priced in the $420s.
The building is elevatored and features private terraces, balconies and patios per plan. Garage parking is available for an additional $30,000, Kerins says.
