Some random notes on Norridge

The Census Bureau’s 2009 American Community Survey informs us that the Village of Norridge’s population is more than 35% foreign born, and nearly half speak a language other than English at home.

The Census Bureau estimates the African-American population at 21, up 40% from 2000, when it was 15. In 1960, there was only one African-American in Norridge, and he or she had departed by the time of the 1990 census, reducing the count to zero.

A quick glance at the names of recent buyers at BlockShopper surfaces clusters of classically Italian, Polish, Greek and Latino surnames. You’ll also see the names of quite a few mortgage lenders, indicating that foreclosure activity in Norridge has been brisk.

Norridge’s lone landmark is the Harlem Irving Plaza (HIP) shopping center, which many mistake for a part of Chicago.

Norridge District 79 (“Home of the Hawks”) and District 80 elementary schools and Ridgewood High (“Home of the Rebels”) strongly outperform state averages, making Norridge an attractive alternative to the city for northwest-siders who have the option of living beyond city limits.

The median list price of a Norridge single-family is just shy of $300,000. A typical home listed at that price is the 4-bedroom (one in the basement), 2-bath, 2-car garage, 50s-vintage ranch on a 40 x 134 lot at 4625 N Orange Ave, pictured above.

Property taxes for the home for 2008 were reported at $1,935 with senior and homeowner exemptions. When you’re looking at property tax amounts in Norridge, be aware that nearly 30% of the population – an unusually high number – is 65 or older.

According to Redfin stats, prices have remained relatively stable during the past year.
