High-rise refresher: 1720 South Michigan

Of CMK Companies’ two active high-rises, it’s the new 235 Van Buren that gets the most attention these days, due both to its distinctive design by Perkins & Will architect Ralph Johnson, and the start of closings on its lower floors. Don’t forget about the developer’s other new tower, though. 1720 South Michigan in the South Loop has been finished for more than a year, and like a lot of recent South Loop developments, it still has brand-new condos for sale.

Features:
The 33-story, 498-unit high-rise at 1720 S Michigan Ave was designed by Chicago firm Brininstool & Lynch. Like 235 Van Buren, 1720 South Michigan is light on amenities compared to its competition. It has a 24-hour door staff, bicycle storage, dog run, and commercial and retail spaces, but lacks common areas like lounges, outdoor terraces, fitness rooms, or pools. Scott Hoskins, managing broker at CMK Realty, has told us in the past that CMK often opts for fewer on-site amenities in order to keep assessment costs down.

Homes:
One-bedroom / one-bath units at 1720 South Michigan have 625 to 903 square feet of interior space. Two-bedroom residences have one or two bathrooms per plan and 807 to 1,282 square feet. Most, but not all, of the building’s one- and two-bedroom condos have private balconies or terraces.

All three-bedroom units have two bathrooms, dining rooms, and balconies or terraces. The units range in size from 1,272 to 1,391 square feet.

Standard home features include 10-foot ceiling heights; kitchens with stainless-steel appliances and granite countertops; hardwood floors in the living / dining areas and carpeting in the bedrooms; bathrooms with marble vanity tops and ceramic tile floors and tub / shower surrounds; washer / dryer hook-ups; and phone, cable, and high-speed Internet wiring.

Prices:
As of early 2009, unsold units at 1720 South Michigan included:

  • One-bedrooms priced from the $190s to $310s
  • Two-bedrooms priced from the $240s to $450s
  • Three-bedrooms priced in early 2009 from the $370s to $390s

Parking is available for $36,000 per space.

More than 20 resales were listed on the MLS as of mid-June including one-bedrooms from the $190s to $240s, and two-bedrooms from the $230s to $430s.
