Sutherland rebuilding Drexel Boulevard

Sutherland Pearsall Development has built a variety of new housing on the South Side in recent years, but the company is having an especially big impact on Drexel, a wide grassy boulevard that has become a hotspot for development.
In addition to Drexel Parc Lofts, a 58-unit conversion at 4537 S. Drexel, the builder is at work on Drexel Place Condominiums, 12 units at 4127 S. Drexel and Boulevard Townhomes, eight townhouses at 3993 S. Drexel.

What’s the attraction?

“Buyers are drawn to the beautiful landscaped parkways on historic Drexel Boulevard,” said Mark Sutherland, a principal in Sutherland Pearsall. “Over the past five years there has been a great revitalization.”

The “soft lofts” at Drexel Parc Lofts have open floor plans, fireplaces, balconies, large windows, designer kitchens with custom cabinetry and granite countertops, oak floors in living areas and luxury master baths with marble or slate floors. The building has a formal lobby, two elevators, video and intercom systems and an exercise room.

Most units have one or two bedrooms and one or two baths, while penthouses have three bedrooms and two baths. Prices range from the $140s for a one-bedroom one-bath unit to upwards from the high $190s for penthouses. Off-street parking is included in the purchase price.

Boulevard Townhomes range from the $320s to the $410s. The fee-simple units are masonry three-story homes, ranging from 2,200 to 2,900 square feet. They have three or four bedrooms, 3.5 baths and attached two-car garages.

Drexel Place Condominiums are priced from the $150s to the $250s. The all-masonry, four-story building has an elevator and units ranging from 1,250 to 1,750 square feet. Standard features include oak floors, stainless steel appliances, granite kitchen countertops and marble master bathrooms, as well as security systems and intercoms.

Sutherland’s Drexel homes are being marketed by Charmor Brown, of First Chicago Realty.
