This week’s new West Loop apartment proposal

Aerial view of Halsted / Lake

It’s not quite a weekly occurrence, but you can be excused for feeling that each week brings the announcement of a new West Loop apartment development. Two weeks ago we wrote about a proposal to build 131 apartments on a site currently occupied by Carmichael’s Steak House. Last week the Chicago Architecture Blog revealed plans ...

Another West Loop apartment project breaks ground, gains a name

Circa 922, rendering

November’s email newsletter from FitzGerald Associates Architects brought word that the newly-named Circa 922 has broken ground. Construction has begun at Circa 922, located at 922 West Washington Street in Chicago’s West Loop. The project is the expansion of an existing building— 123 Sangamon —onto an adjacent parcel. The new 157,000 square foot addition will ...

Soil testing underway for new West Loop apartments

123 N Sangamon Chicago

Two trucks from H.H. Holmes were on site on the parking lot south of 123 N Sangamon when I passed by yesterday. They were engaged in soil testing, which is typically one of the earliest steps in construction of any sizeable new building. Soil testing helps avoid surprises by identifying conditions that may impede construction. ...

A first look inside Evanston’s 1717 Ridge apartments

1717 Ridge, Evanston

The recently-opened 1717 Ridge apartments held its ceremonial grand opening last Wednesday, and drew a crowd despite the storm system that swept through the area that evening. Evanston Mayor Elizabeth Tisdahl keynoted the event. I attended the event and stopped by again on Friday, in better weather, to shoot some photos in preparation for a ...

In September of 2007 we reported that 75% of the loft condos at 123 N Sangamon in the West Loop were under contract and closings would begin the following month. In April of 2008 the plan was to convert half the building to rental units and unit deliveries were anticipated later that summer. In January ...

More blood near the tracks in Forest Park

The Grove, Forest Park

Early last year we posted on the shocking decline in the value of townhomes at The Residences at The Grove in Forest Park. The Focus Development is, as you can see in the above aerial overview, steps from the CTA Blue Line in Forest Park. Prices at The Grove haven’t recovered. A one-bedroom condo, for ...

Seventeen17 apartments in Evanston – major URL marketing fail?

Seventeen17 apartments, Evanston

My tendency, and I suspect the tendency of many, is to type the name of an apartment project followed by “.com” when I don’t know its URL, rather than finding it through a Google search. That’s a sensible strategy, since developers often lock up a URL that corresponds to the name of their project. I ...
