The Clarovista slashes some prices in half

With just 50 percent of its units sold — despite construction having begun on the development in January 2007 — The Clarovista at 6238 N Broadway St in Edgewater has cut prices on some of its units by as much as 50 percent. The price cuts, which were announced last Friday, will stay in place for the next 40 units sold, says Jameson Real Estate agent Brant Booker.

One-bedroom / one-baths, which originally started in the $200s, now start in the $100s. Two-bedrooms with one to two baths are down from the $300s to the $150s, and three-bedroom / two-baths are down from the $350s to the $270s.

The development is also offering below-market interest rates through National City Mortgage. Lending options include 1.5 percent off interest rates for loans up to $417,000, and a 0.625 percent discount off rates for loans up to $650,000.

The 160-unit development, formerly called “The Granville,” begin deliveries in October of last year.

Stupid and ugly maybe, but if its good construction, those are really good prices for new construction mid-rise living. If you need to live north or enjoy the lake, that’s a very affordable option.
Broadway has enough going with restaurants and shops on to keep things interesting, the lake is great, Red Line is right there and you’re close Andersonville. Evanston is easy to get to as well.

This is one of those deals where I actively seek out buyers specific for the project and see if its a fit for them.
I have clients who bought a house a block southwest of there in Edgewater Glen and they love living on the lake and going to the local retail/eateries (especially for the price and amount of house they got).

anyone has experience living so close to the train track? Can you sleep at night within such short distance from red line?

I live 1 block from the red/brown line. By bedroom window is behind my bed and faces the tracks so I was a bit worried. After 1 week though, I couldnt fall asleep if I didnt hear the train. I dont notice it at all anymore. I do realize that yoyu will be closer, but if on the Broadway side, should be fine.

A great deal depends on a) whether you have your windows open or closed, and b) your tolerance for noise.

If you’re not unusually sensitive to noise and / or close your windows at night you shouldn’t have an issue.

I live by the brown line in River north and its not bad at all. You don’t even notice it a large percentage of the time. Its the honking, sirens, and motorcycle noise that is really loud and bothersome. These prices are pretty good, although I don’t know much about the area. Looks like a good place for some Dinks to pick up a good sized 3/2 for pretty cheap. Assuming they get a good rate on a mortgage.
