If you're not unusually sensitive to noise and / or close your windows at night you shouldn't have an issue. By bedroom window is behind my bed and faces the tracks so I was a bit worried. After 1 week though, I couldnt fall asleep if I didnt hear the train. I dont notice it at all anymore. Broadway has enough going with restaurants and shops on to keep things interesting, the lake is great, Red Line is right there and you're close Andersonville. Evanston is easy to get to as well.
