The latest chapter in the long-running Fletcher Row saga

When we began reporting on Fletcher Row, six years ago, development plans called for 20 brick townhomes in the 2400 block of Fletcher in North Center, priced from the $600s to the $850s. Solar heating was an option for the units.

By February of 2008, two model units were completed, most of the units were ready for occupancy, and the price range had escalated slightly: from the $650s to the $900s.

By August of 2008 only two of the ten units in Phase I were sold and prices had been lowered: from the $520s to the $890s. They were lowered again in December, to a range of the $490s to $740s, and the developer was offering special financing.

Our deal of the day for May 29, 2009 announced that the developer was kicking in six months’ principal and interest payments on units priced from the $490s to the $740s.

In November of 2009 we reported that the project had scrapped its plans for the Phase II townhomes and was offering six single-family homes (above rendering), priced from the $790s to the $850s.

This morning’s “new” listings update brought word of two single-family homes for sale on the site, at 2436 and 2440 W Fletcher, by KLM Development. The 3,000 square foot homes, designed by FitzGerald Associates, feature 4 bedrooms, 3 ½ baths, and 2-car garages, and are priced at $679,900.

The most recent townhome sales at Fletcher Row have been in the high $400s to the high $500s. A single-family home across the street similar to the new Fletcher Row offerings sold recently for $550,000.

There have been a number of positive recent developments in the immediate area, most notably the announcement that the Western Avenue viaduct to the east of it will be torn down. The police station across the street on Belmont has been closed. Eighteen new condos immediately north of Fletcher Row on Belmont sold out in a matter of weeks, although one listing has recently been reactivated, a 3-bedroom, 2-bath condo priced at $259,900.
