Well I’ll be — a nearly new home listed above its 2007 closing price? You don’t see many of those anymore.

Ginger Bonneau of @properties is marketing an “outrageously cool” first-floor loft at the Hubbard Street Lofts, Ruttenberg Capital Management’s 2006 conversion of the brick and timber building at 1050 W Hubbard St in River West. “Cool” in this case means 13-foot ceilings, big windows, granite and stone finishes, Italian cabinets, stainless-steel appliances, and separate master tub and shower.

Bonneau has the two-bedroom / two-bath home listed for $379,900, which is a modest increase from its December 2007 sale price of $365,528. The new price includes tandem parking, which may not have been figured into that ’07 transaction, so it’s possible the sellers aren’t quite breaking even overall. Still, they aren’t quite ready to give the place away, unlike some ’06-’07 sales we see back on the market.

Would you rather buy new? Because there’s still one home listed here that has been on and off the market since 2006 without a single transaction to its name — unit #3F, a three-bedroom / three-bath duplex with 2,000 square feet and an outdoor deck, priced in the $510s. A similar unit sold last month in the $500s after being listed in the high $520s; the only other sale in the building over the past year was a 700 square-foot one-bedroom that closed for $150,000, down from a list price of $175,000.
