Party time at Sheridan Park's Dover Court

I was walking along Wilson Avenue in Sheridan Park when I spied what appeared to be a party. It turned out to be a "developer's close-out" event at Dover Court Condominiums, 4601 N. Dover.

Bella Properties Chicago's Rick Mendoza, who's heading up sales at the project, related that 70% of the units in the 64-unit project have sold since last September. The remaining 1- to 3-bedroom units are priced from the $180s to the $340s.

Deming Estates

Deming on the Park isn't the only condo conversion on Deming Place in Lincoln Park with available units. Deming Estates, a four-unit duplex development just a few doors to the west also has a couple homes for sale.

Deming Estates floor planRichard Wexner of Wexner / Greenberg Associates says a steel support structure was installed in the building when it was renovated, enabling them to knock out a lot of walls and combine what were formerly rental apartments into large duplexes. Among the features that he's most proud of are those stained-glass and curved windows, which he says were made by craftsmen in Kankakee.

"We took the old and blended it with more of a modern look on the inside, with a more contemporary flair," he says.

The lower-level duplex has three bedrooms and 2.5 baths, and it's listed in the $920s. The upper-level duplex has three bedrooms and 3.5 baths and is listed at $1.44 million. Wexner attributes the price difference to the larger size of the upper-level unit and its skylights and superior outdoor space. Parking is included with that unit, but it will cost extra for the lower-level unit. A floor plan for the larger unit is above, at right.

Deming on the ParkThere's only one condo left in the eight-unit Lincoln Park rehab development at 454 W Deming Pl, according to co-developer Richard Wexner of Wexner / Greenberg Associates. WGA rehabbed and converted most of the north side of the 400-block of West Deming Place, which they're calling "Deming Row," and Wexner says there are only a few of those homes remaining.

This three-bedroom / 2.5-bath unit is located on the third floor of Deming on the Park (not to be confused with Deming on the Green, which I wrote about yesterday). Deming on the Park is a four-story elevator building in which the elevator opens directly into the units. Wexner says the elevator is triggered with a fob key that directs the elevator to the desired unit.

I'm not sure what the square footage is on the floor plan below, but it looks pretty big. Wexner points out that the kitchen is detached from the living areas, "so nobody has to look at your dirty dishes," and he says that sort of floor plan is more traditional. (Seeing those doors on the kitchen reminds me of how the Huxtable family would always retreat to the kitchen for private conversations on The Cosby Show.)

The @properties listing I found lists this unit at $1,030,000. Wexner says that parking is available for a fee.

Sales update: All sorts of layouts left at 474 North Lake Shore Drive

474 North Lake Shore DriveIt's not a stretch to say that 474 North Lake Shore Drive is in no danger of losing its lake views. The converted North Pier Apartments tower stands right up against Lake Shore Drive and Illinois Street in Streeterville, so unless there are plans to redirect LSD's northbound offramp to Navy Pier and plant a new building just south of Lake Point Tower, I'd say that 474's eastern views will remain unobstructed for the foreseeable future.

I'm sure 474's sales staff wants buyers to keep that in mind, and not the fact that the building could lose most of its southern views of the river and the Loop should a certain super-tall skyscraper ever go up on the other side of the Ogden Slip.

From a purely numerical standpoint, the selection at 474 North Lake Shore Drive continues to dwindle, as only 36 of the building's 502 homes are still available, according to marketing agent Kathleen Ullo. (That comes out to almost 93 percent sold, which means that a few units have gone under contract since Kate's post last summer.) Nevertheless, those 36 units comprise a wide range of floor plans, from studios on the 17th floor to three-bedrooms on the 58th floor and higher.

The prices for those remaining units are a little different than the ones we've reported before: They start in the $290s for studios, which jibes with the info in our New Home Notebook, and go up to a little more than $1 million for three-bedroom, 2,000 square-foot penthouses.

Most of the homes can be ready for delivery within 60 days, Ullo says. Also available among those 36 units are the studio, one-bedroom, two-bedroom and three-bedroom models, which will come furnished.

Parking is offered at $35,000 per space for buyers of two- and three-bedroom condos. People who buy studios or one-bedroom homes can rent spaces.

Below is a floor plan for one of the available condos, a 1,560 square-foot corner unit with three bedrooms and three bathrooms that's priced in the $790s.

Sales update: 21 homes left at Dover Court Condominiums

Back in September, Kate Hawley introduced Yo readers to Dover Court Condominiums, an Uptown conversion with some "serious courtyard action."

After nine months of sales (including "a huge March"), Bella Development's gut-rehab project at 4601 - 4617 N Dover St is 67 percent sold, says sales agent Nathan Strand. Most of the 21 units left are "junior one-bedrooms," although there are a handful of one-bedroom and one-bedroom-plus-den layouts still available, as well as one three-bedroom unit.

Prices at Dover Court have risen ever so slightly since Kate's post, Strand says. The smallest units, once priced in the $140s, are now listed in the $170s, and the one remaining three-bedroom, once priced in the $330s, is now listed in the $340s.

Standard features include hardwood floors, granite countertops, stainless-steel appliances, travertine baths, washer/dryer hookups, and Hunter Douglas blinds. And in case you were wondering: Yes, every home still comes with an LCD television. Parking is available at neighboring properties on a rental basis, Strand says.

Those of you who are interested in touring one of Dover Court's homes or who are on the lookout for fellowship and free snacks can attend Bella Development's "know your neighbors" party at noon on June 29th. It's a good excuse to look at that courtyard up close to see just how serious it is.

The last condo left at the 43-unit Paulina Ridge Court conversion at 5909 N Paulina St in Edgewater is a two-bedroom / one-bath garden unit, according to Igor Dolgikh of Jameson Realty Group.

The refurbished unit #G has most of the finishes buyers have come to expect: hardwood floors, stainless-steel appliances, granite in the kitchen, marble in the bathrooms, wires in the walls, etc. As you can see from the floor plan below (which is actually a reversed plan from a unit on a higher floor, hence the balcony), the home is split into two areas, with the two bedrooms, bathroom and living room on one side and the enclosed kitchen and dining room on the other.

Given the sizes of the dining and living rooms, I'm surprised Jameson isn't trying to market this as a two-bedroom-plus-den unit - I see spaces much smaller than 16' x 11-4" or 14-2" x 10-11" pass for dens. Check out my recent video from Emerald for one example.

The home is priced in the $210s. For a little context, other developments in the general vicinity include the Grand on Granville conversion at 1306 W Granville Ave, where two-bedrooms start in the $210s, and the Magnolia Court conversion at 5653 N Magnolia Ave, where two-bedrooms top out in the $210s.

Joe Zekas and I shot a video with Connie Abels at the adjacent beach on an overcast day a couple of weeks ago, but this photo from the veranda of The Breakers in Rogers Park tells a different story.

"Nobody knows about this. Nobody knows it exists," Yvonne Carns from Re/Max NorthCoast Realty says of The Breakers. We shot our video from the neighboring public beach, but residents of The Breakers have access to one of only three private beaches in Rogers Park. The other two don't have parking, and one of them doesn't permit dogs, Carns says.

Bringing dogs isn't the only thing that condo owners can do at The Breakers' beach that would be forbidden at public beaches. They can also make bonfires, drink alcohol and smoke cigarettes - all without the supervision of a lifeguard. (Spring break!) Carns says that residents can even drag small sailboats onto the beach and keep them there.

When I posted our video, I mentioned that one of the remaining units was a three-bedroom / 4.5-bath duplex listed at $1.29 million. The other one is a three-bedroom / two-bath condo listed at $725,000. It's on the first floor and faces the lake. The Web site says the unit has radiant hydronic floor heating, which isn't something that I've seen in too many condo conversions. A floor plan for unit 1-O is below:

Eight one-bedroom "beauties" left at Lake View gut rehab

Bellezza

Babelfish tells me that "bellezza" means "beauty." Buyers must have liked the look of Bellezza's two-bedroom condos, because they're all gone, leaving just eight one-bedroom / one-bath units for sale in the rehab at 3805 N Marshfield Ave in Lake View, says Amy Dowiarz of Koenig & Strey GMAC Real Estate.

Every unit has Fisher & Paykel stainless-steel appliances, granite countertops, hardwood floors in the living and dining areas, carpet in the bedroom, marble baths and washer / dryer hookups. The building has a common roof deck, and parking is available on a rental basis.

Prices on the eight remaining homes range from the $280s to the $310s. One of those, a unit listed in the $290s, has a 16-4" x 12-4" living room, 20' x 11-1" kitchen, and 9-10" x 11-2" bedroom, assuming the floor plan below is accurate. If it is, then I see something that looks a whole lot like a window in the middle of that 9-10" x 5' walk-in closet. Who knows - maybe your clothes need the occasional ray of sunlight, too?

Firebird Development's Rogers Park two-fer

greenleaf crossingIt's not only in San Diego that buyers are encountering 'buy one, get one free' offers. In Rogers Park, people who buy the first-floor, two-bedroom condos at Firebird Development's Greenleaf Paulina Crossing can get the garden units below for free.

"It's basically a pre-construction opportunity," says Baird & Warner sales agent Trevor Engelhard, who's marketing the development. Under this deal, garden units will be delivered unfinished, and buyers will assume the cost of finishes and installing a stairwell between the first floor and the garden level, thereby converting the two separate units into a duplex.

Engelhard estimates the cost of installing a new stairwell and finishing the garden unit is between $20,000 and $25,000. The garden units have the same footprint as the units above them, so the deal should double the square footage, he says.

Buyers of these first-floor units won't just get double the space, they'll also get almost double the value: The garden units alone are priced in the $180s, while the first-floor homes with their corresponding garden units are listed between the $200s and $270s.

Engelhard says there are about 10 first-floor units available in the courtyard conversion at 1700 W Greenleaf Ave.

According to our New Home Notebook, the North Side has fewer projects with homes priced at or below $250,000 than any other area in town (those other areas being the Loop / downtown and the Far North, Northwest, West / Southwest and South sides).

Many of the North Side's starter homes are in large conversions - think back to Kroupa Development's 252-unit Sheridan Tower and 143-unit 3033 North Sheridan, both in Lakeview East.

One conversion we haven't written about is Polo Tower, a 189-unit rehab at 4180 N Marine Dr in Uptown. The project still has 83 one-bedroom / one-bath condominiums available, all priced from the $160s to the $220s, according to @properties agent Ginger Bonneau.

Units have been reconfigured from their original apartment designs in order to add more closet space, Bonneau says. Every home has been finished with granite breakfast bars, stainless-steel appliances, shaker-style cabinets, marble bathroom vanities, and cast-iron bathtubs.

Building amenities include a rooftop deck, a new laundry area (units do not have washer / dryer hookups), a dry cleaner, on-site management and two full-time building engineers. Rental parking is available for $150 to $200 per month.

Marine and Lake Shore drives are immediately east of the building, meaning that residents on the eastern side of the Polo Tower should have unobstructed views of Lake Michigan and Montrose Harbor. Bonneau says the northern views are just as impressive, and south-facing units get "at least a slice of the lake, plus great sunlight."
