James Place proposal scrapped

CaptionJames Place, a 16-story luxury high-rise planned for 100 W Huron St in River North, has been canceled. The news comes just a few weeks after we checked in with the project.

A helpful tipster (thanks Tom!) alerted us that the development's Web site had changed, and I confirmed the decision with Eric Dick, of Maher Partners, this afternoon. Affinity Development still owns the land and is exploring other options.

Over the course of what turned out to be a short development cycle, the James Place marketed a varying number of homes in the high-rise: first 42, then 34, all in an attempt to corner the luxury second-home buyers still shopping in River North.

First Trump flip sells for $899,000

Click to enlargeSurprise! The flipping has begun at Trump International Hotel & Tower Chicago.

The Sun-Times reports that the owners of a 21st-story hotel condominium just sold their unit for $899,000 after initially seeking $1 million.

Trump has priced the 339 hotel units from the $580s to $3.5 million, with floor plans ranging from a 530-square-foot studio to a 2,245-square-foot, two-bedroom / two bath residence (seen at right).

No word on what type of hotel condo these flippers sold or how much they initially paid. About 75 percent of the tower's residences (including those additional 486 luxury condos) had sold by late January. The building should top off in April 2009, according to the Sun-Times.

Construction update: Legacy at Millenium Park's dividing line

I wanted to hammer out a few witty comments to accompany this construction photo from the Legacy at Millennium Park, something about how the design of the building is an homage to both the old and new of Chicago's architecture.

But really, there isn't much to say. You're looking at a nine-foot-thick slab of concrete separating the parking deck below with the residential floors above. This "transition floor" (buttressed here by a support framework) is the dividing line of the 72-story high-rise, and it marks something of a milestone for the East Loop project. After this point, the high-rise will narrow sharply, becoming the slim tower we've seen time and time again in renderings.

Legacy at Millenium Park, 60 E Monroe St, is 85 percent sold, according to Andy Warner, of Equity Marketing. In contrast to the high-end retail strip a few blocks north, Warner describes Legacy's location as the "Cultural Mile," with proximity to Chicago's art, theater and museum venues.

So far, the sales effort has left a little bit of everything in the high-rise. One-bedroom / one-bath homes start in the $430s; two-bedroom / two-bath homes start in the $$640s; three-bedroom homes with family rooms start at about $2.6 million.

High-rise rendering and updated pricing for Peshtigo

Click to enlargeHere's an update to yesterday's post about the Peshtigo at 515 N Peshtigo Ct in Streeterville. Related Midwest's marketing folks have sent along the complete, updated price list - along with the rendering at left.

One-bedroom units total 882 to 1,129 square feet and range in price from the $480s to the $640s. Two-bedroom units are a bit larger, ranging from 1,477 square feet to 2,608 square feet; prices start in the $730s and top out near $1.76 million.

Three-bedroom units total 2,045 to 3,378 square feet and range from the $990s to almost 2.3 million. And penthouses (2,330 to 3,793 square feet) start around $1.6 million and range up to more than $2.7 million.

Parking starts at $45,000.

Peshtigo renderings evoke warm summer days

PeshtigoJaimie Altman, senior marketing manager for Related Midwest, sent me a few renderings of Peshtigo, the firm's new high-rise planned for 515 N Peshtigo in Streeterville.

The images showcase the 57-story tower's luxury amenities, which include a 75-foot, three-lane swimming pool atop the ninth floor and a club room with a full kitchen. I'll report back soon with updated prices and specs for the Peshtigo, and look for more on this high-rise in New Homes Magazine's April 2008 issue.

Waterview Tower attracting "an educated crowd"

Click to enlargeDorrie Freiman doesn’t worry about making a sale every time someone steps into the Waterview Tower’s sales room at 121 W Wacker Drive. In fact, she expects potential buyers to spend some time weighing their options.

“Our buyers take longer with their shopping. They look around. They’re an educated crowd,” Freiman says.

Part of the 90-story Waterview Tower’s appeal is the presence of a five-star Shangri-La Hotel on its 12th through 27th floors, Freiman says. Full-time residents, second-home owners and hotel patrons will all have access to amenities like an exercise facility, a lap pool, outdoor garden terraces and pet recreation areas, a business center and a hospitality suite with full kitchen.

Waterview’s Loop location drops buyers into “a pivotal area” of Chicago’s downtown, says Freiman – the Theater District and the Lyric Opera are a short distance away, as are the shops of Michigan Avenue and the scenic attractions of Navy Pier and Millennium Park.

Waterview Tower’s condominiums range in price from the $780s to $8.8 million. More than 65 percent of the project’s 233 condos have sold since 2005, and developers expect deliveries in November 2009.

Superior 110 rises in River North, deliveries planned for fall 2008

Another great day for construction photos - this time of Superior 110, a 27-story luxury high-rise at 110 W Superior St in River North.

It's been about four months since Yo last checked on the construction progress here, and during that time JFJ Development Co.'s contractors have completed the parking deck and moved on to the residential floors.

YoChicago has been expecting late summer deliveries at Superior 110, but the banner on the building instead puts the move-ins at fall 2008. It's not a huge change - and indeed, it may end up just be a matter of weeks for buyers - but it's worth noting for this check-in.

In February, price ranges were unchanged from what Yo reported last summer ($510s to $1.6 million).

Last penthouse still up for grabs at Grand on Grand

Unit 2201It's been almost seven months, but the last remaining 4,000-square-foot penthouse at Grand on Grand, 200 W Grand Ave, is still available for just under $2.3 million.

Take a look at the floor plan above - that east-facing terrace totals almost 1,000 square feet. And yes, it has a butler's pantry.

Where's the Parc Huron?

We learned yesterday that Parc Huron, 469 W Huron St, is planning a sustained marketing push this spring. It's been about four months since the development opened its sales center, and we've been jonesing since then for an update on this 21-story high-rise.

We're especially encouraged by the tiny scrap of parkland shown in the rendering above. Since the green space opposite the AMA Building at 515 N State St got torn up last year, parkland in River North has been conspicuously absent - and heartily missed. Yo's readers praised the development's street-friendly design back in 2006, so we'll be watching closely to see how the finished product mirrors this design.

Developer Lennar Urban's Web site has prices starting in the $300s for a one-bed / one-bath unit and topping out near $740,000 for a three-bed / two-bath model.

New full-floor model at 50 East Chestnut

50 East Chestnut

Sorry for the teaser back in September, but we finally got our hands on the photos of the new model at 50 East Chestnut.

Designed by Gary Lee Partners, the model spans the entire 21st floor and totals almost 4,000 square feet.

Click to enlargeAccording to a release that accompanied the pics, Lee says the model "allows you to live comfortably with a collection of beautiful objects - regardless of their provenance, vintage or style within a harmonious framework."

Indeed.
