Comment of the day: Location, size are appropriate for The Winchester in Lake View

"That is an appropriate location on Belmont for that size of building. The building that is being torn down is ok, but what Lakeview and the city need is DENSITY.

Bring it on."

-irishpirate, commenting on our recent post about The Winchester, a high-rise planned for 3175 N Hudson in Lake View.

The project was on the market a year ago as H3177, but the layout and exterior have since been retooled by a new marketing team. Yo's readers are still split on the development, with some calling it a "faux building," and others (like irishpirate) highlighting the positive aspects.

I'm generally a fan of more density, but I still don't understand why we've chosen to focus our density along the lake, where there's no train. This kind of density would be more appropriate closer to the train stop, with four-story buildings further away where people are more likely to drive (like along LSD).

Or even better, how about some bus rapid transit or light rail down LSD? Those express buses are often so packed you have to let two go by before you can fit on one.

While there is density, half the actual lot is just a few floors of parking. I would like to see a building that takes up the entire lot (other than required setbacks etc) and has internal parking that is invisible to the street.

There are CTA express buses a block away that get on LSD at Belmont and don't stop again until they get off at Michigan Ave.

However, is this building going to increase density at all? It's replacing an apartment building that probably had just as many units (but smaller).

I think the building is ugly, but that's just my opinion, which doesn't matter at all since the floorplans don't look all that interesting anyway.

It looks like the old building had 18 units. Maybe a few more if there were basement units. The new building will have 47.

Even with the likelihood that the new building will have fewer people per unit it still will be a density increase.
