Down to two at 340 on the Park
Posted 3/25/2008 by Joseph AskinsOne thing I failed to mention in my Lakeshore East posts this month is that one of the development's high-rises, the 62-story 340 on the Park, is just a couple purchases away from sellout.
Only two of the 344 condos at 340 E Randolph St are still for sale, says sales consultant Molly Sundby. One, a 2,360 square-foot penthouse on the building's 59th floor (seen above), is priced at $1.91 million. The other, a 2,750 square-foot home on the 56th floor, is listed at $2.2 million.
From the looks of things, both homes run almost the full length of the tower's south side. They're wide, but not deep; the dining area in this unit looks a little cramped (at least on paper), and the easternmost terrace turns the footprint of the 31 x 11'-6" master bedroom into something akin to a Tetromino. Still, it's hard to complain about 376 square feet of outdoor space overlooking Millennium Park, even if three of those terraces are only 3'-8" deep. After all, you're paying for location, right?
Deliveries at 340 on the Park began last summer. Two other Lakeshore East projects, the 81-story Aqua and the 25-unit Parkhomes, are under construction and will be ready for deliveries starting in 2009.

My favorite new building in the city. I am just sorry I did not follow my instincts and get in during the pre-construction pricing. I was now very interested in Preshtigo (sp?) which had a lot of similar qualities to 340 OTP, but I heard that was no longer going to happen. Is this true?
If anyone else is following this building, the rentals are very expensive and renting very fast, and the resales are selling also and are priced about 20% above what owners originally paid only a year or two ago. It just shows that a great tower in a great location is still hot even in a soft market.
