SoNo's first closings set for November

During our chat about Joffrey Tower earlier this week, Diana Luo mentioned that Smithfield Properties would start closing units at its other new tower, SoNo, starting the first week of November.
SoNo's sales staff will move into a new sales center inside the high-rise, located at 860 W Blackhawk St on the Near North Side, on Oct. 24. Models will open up for visitation shortly thereafter, she says.
If our earlier reports are any indication, the percentage of homes under contract at SoNo has dropped steadily over the course of the year, from 65 percent in March to 60 percent in June to around 55 percent today. Prices on the low end haven't changed: One-bedroom condos still start in the $290s. On the other end of the spectrum, prices appear to have inched upward slightly - the three-bedroom "lofts" on the tower's third through sixth floors top out in the $590s instead of the $570s that we've reported through most of the year.
Luo would not confirm the rumors that Smithfield has scrapped plans for SoNo's twin tower to the east, saying only that the company had not make a decision about the project's future phases.

Anyone else buy from Smithfield at SoNo and been jerked around like crazy???????? What a horrible experience. Think twice before buying from these jerks! It's been a hell-ful experience. The sales people aren't up front about things and you're promised one thing and delivered something completely different. I'm sure it's the same throughout the city, but I would think twice before buying from Smithfield!! Trust me!!!!!

I had heard horror stories about smithfield. But I had recently closed on a unit a MoMo, and to be quite honest the expierence wasn't that bad. The units price point was low and the options offered were mininal, but I did request some changes that they took care of. I had requested that the kitchen cabinet be installed without door pulls, but they installed them. Smithfield honored my request and installed new kitchen cabinet fronts without the pulls.

I purchased a pre-construction unit at SoNo and expect to be closing in January. One of the reasons I decided to go with this developer was their reputation of providing a quality product and they had a model which included all of the standard finishes. So far they have been great to work with. The building is beautiful, it really exceeded my expectations. I did have one issue…when the agent sold me the unit I was shown a model including an outdoor pool (and he told me this was my "sales incentive" to purchase as their other promotion had expired). The pool has now been removed from the plan - this was disappointing but it is what it is.
