Chicago deal of the day: free plasma TV at West Loop's VB1224

VB 1224

We've posted before about some fabulous "come on down" deals at VB1224, the West Loop loft conversion at 1224 Van Buren St. A scaled-back perk is now on the table: a free 42-inch plasma TV.  VB1224 is marketed by @properties, which lists prices for two-bedroom units starting in the $280s.

Get a look inside the project in our recent video.

How long has this building been on the market?!
Maybe they need to give away more than a tv! How bout a car or a boat?! That'll push units.

When will developers realize that a 'free' 42" Vizio plasma tv worth maybe $1200 tops is not going to justify a condo purchase of a couple hundred thousand bucks to anyone in this city.

Can anyone do a quick "compare and contrast" regarding this building and the older loft building next door at 1250? I haven't had a chance yet to scope out 1224 but have done some deals at 1250 because I really like what it has to offer for the price point.

Isn't that a local realtor's job?

Seriously, we're about to hit the point where a plasma will be seen as a standard feature of a condo, like a refrigerator or a dishwasher. Does anyone actually view this as a selling point? Personally, I'd just have to replace it with a plasma I actually wanted, unlike the cheap ones they're able to buy in bulk.

Yes, it's a local realtor's job to check out local realty, but until we all can develop powers to be in several places simultaneously, we like to get feedback from others who've been there/done that.

most realtors multi task on this thing called the Internet and learn of several developments simultaneously.

You wrote "How long has this building been on the market?!" About 1 1/2 years. Since it's a buyers market, anyone interested in a unit can try and actually negogiate some additional upgrades free as charge. If they're willing to throw in a plasma, why not other upgrades?

I've seen units in both buildings. 1250 has smaller dimensions for the same sq footage at 1224. 1224 is more spacious. I beleive 1224 offers more amenities than 1250.

A "free" plasma TV? Yawn… Wake me up when the prices come down to earth. 100% interest-only ARM no-doc financing no longer exists.

Keep in mind they're not the first condo to offer free plasma. Check out 6 N May - 16 units and only 4 have sold. What are they doing? Giving away free plasmas.

As for coming down in prices, hell, it's a buyers market. If a buyer was interested, all they have to do is negogiate a nice price.
