Construction checkup: 3133 North Lakewood

Conversion at 3133 N Lakewood St in Lake View

The Macon Group's loft conversion of two adjoining buildings at 3133 N Lakewood Ave in Lake View received favorable reviews from readers when Joe wrote about it last spring, but until this week, we hadn't made it up to the intersection of Lakewood and Belmont to photograph the finished product.

I haven't been inside the development, so I can't say how the lofts look, but from the street this is a very attractive renovation project.

The development has 25 one- to four-bedroom condos that are priced from the $280s to the $680s, and monthly assessments for all units are less than $200, according the brochure I received from the Macon Group in early summer. Standard features include GE, Viking and Bosch appliances, and Kohler bathroom fixtures, and the floors and walls are insulated for sound. At last check, seven of the 25 lofts had sold.

My wife and I visited this building during an open house a few weeks ago. The units are nicely finished, but a few have awkward layouts, and the 1-2 bedroom units seemed a bit small. The second bedroom in both units we viewed seemed more like a den than a bedroom.
There are two four-bedroom duplex units that occupy portions of the ground and first floors along the Lakewood side. These units were very nice, with wide-open layouts and huge floor-to-ceiling windows. The only drawback to these units was the lack of outdoor space. They both have patio space outside the ground floor, reached from a bedroom, but the patio space is not divided from the landing for the adjacent wheelchair ramp and seems to be an afterthought. The duplex units are the areas of large black windows in the two lower photos above.
The penthouse is also very nice, but the combined living room/kitchen area is a bit small. The price for the penthouse is about the same as for one of the duplexes, and the extra space of the duplex definitely trumps the view, in my opinion. The penthouse does have a nice wraparound terrace that surrounds the entire unit, though. I do like that this development provides a loft option that is rare in this area. It is a nice redevelopment, even if the units are a bit small.
