Construction: Mod is ready for its close-up

After all these months, the real Mod finally resembles the one we've only seen in renderings. The scaffolding along its facade has come down, revealing the signature red fins and floor-to-ceiling windows facing Madison Street in the West Loop.

Jameson Vice President of Sales Michael Battista says that Mod's sales center - currently located across the street at 1131 W Madison St - will move into the mid-rise at 1222 W Madison St by the end of November. Two two-bedroom models will open, one finished with the development's standard package and the other outfitted with several upgrades.

One of the biggest differences visitors will notice between the two will be at their feet: Mod's standard units will have concrete floors, while its upgraded units will have bamboo flooring. We don't see too many concrete floors these days, especially as the default finish, so I'm curious to see how many buyers stick with it and how many opt for a more traditional floor.

Close to half of the 56 condos in Mod's first phase are under contract. By our reckoning, units haven't moved there a whole lot over the past few months, but Battista notes that few people are willing to make a purchase "on paper alone" right now and sounds hopeful that interest will pick up once buyers can get a look at the finished product.

The remaining units are priced from the $270s for a one-bedroom home to the $440s for a two-bedroom. Parking is $35,000 per space.

Although they aren't advertising any deals just yet, Battista says that Mod's developers are kicking around a few ideas for financing incentives and could have something in place with a preferred lender by the time the models and sales center open.

Deliveries should begin at Mod in late February or early March, he says.

Yeah too bad only half the building is there. The renderings are quite deceiving. MOD would have made much more of an impact if they had finished the Madison side of the building. If it's not going to be tall, it had better be long, in this case, MOD is neither. Too bad, I love the west loop and had high hopes for this building.

I believe it's coming in two phases. You are seeing phase 1. 2 should follow if there is demand i take it.

Well, that's encouraging news. I'm curious as to how many units are in the un-built portion. I just hope the economy turns around. Chicago has to absorb a lot of condo units. I really do hope the rest of MOD gets built though, this is a beautiful building, Madison needs more like this.

Phase II is supposed to have 36 condos. Like most multi-phase projects going on right now, it seems like the developers and sales agents are focusing primarily on selling the stock they have going up at the moment, especially since numbers here haven't moved a lot over the past eight months.

What I do know about Phase 2 is for those of us looking for a TRUE 2 bedroom (with windows in each bedroom and full height walls), they are supposed to have some unlike what was avilable in Phase 1.

I had high hopes for this building but am now disapointed with it. The materials used on the facade give the building a cheap look. Maybe it will look better once truly complete but I'm not optomistic. It might be tough to get sales really moving soon if buyers think the better units are in the other building. I hope the units are more impressive than the exterior.

It sounds like Mod will be ready for visitors by the end of the month. We're working out a plan to visit the building and tour some of its units. Hopefully we'll be able to bring back some video and photos of the interior.
