Nine vintage rehabs ready at 1056 North Damen

1056 North Damen, 1056 N Damen Ave, Chicago@properties‘ MLS listings for 1056 North Damen call the building the “only vintage rehab available” in Ukrainian Village. I can’t verify that claim, but with 11 total units inside and a Damen Avenue address, it’s certainly a sizable project in a well-traveled part of the neighborhood. In other words, even if it isn’t the only rehab in the area, it may be the only one a lot of people see.

According to agent Nate Ryle, nine condos at 1056 N Damen Ave are still for sale, ranging from studios with a little less than 700 square feet priced in the $180s, all the way to 1,800 square-foot three-bedrooms priced in the $380s. All of the homes are finished and can close in two weeks, he says.

“Vintage rehab” could be a bit of a misnomer, depending on how you define it. As you can see from @properties’ one and only photo, 1056 North Damen fits right in with a West Town streetscape, what with all those bay windows. The entrance to the ground-floor retail space opens onto the corner of Damen and Thomas Street, perfectly positioned for an old tavern or bodega. So yes, its neighborhood character remains intact.

On the inside, “vintage” seems to begin and end with the hardwood floors. The rest of the features sound a lot like what buyers will find in a new-construction condo: granite countertops, stainless-steel appliances, marble in the bathrooms, etc.

The homes are about six-tenths of a mile south of the Damen Blue Line stop, and buses travel up and down Damen and nearby Division Street, so public transportation shouldn’t be an issue for anyone needing to get around town. Buyers who want to drive can buy a parking space for an extra $15,000.
