Sales update: 3255 North Paulina
Posted 4/21/2008 by Mark BoyerThis Roscoe Village development has garnered plenty of attention for its modern design since it hit the scene in 2006, but despite the appeal, only one unit has been sold since our January sales update. As Joe noted in that post, these units are a bit pricier than the rest of the neighborhood, but Jameson Realty Group sales associate Michael Downing still seems optimistic.
Downing says that four of the building's nine units are sold, and the remaining five units are ready for deliveries in 30 days. He says the place gets a lot of traffic because the units are big and because the building is so different, stylistically, from anything else in the neighborhood.
Of the five remaining units, there are four two-bedroom / two-baths and one two-bedroom + office penthouse. The penthouse has 20-foot ceilings in the living room, and all of the units have large picture windows. The other notable unit is a 1500-square-foot second-floor condo listed in the $590s that is connected to a large garage deck.
Most of the two-bedroom condos are listed from the $570s to the $630s, while the penthouse is listed in the $690s.

I remember going to the big brokers' open house that introduced this building. It's a very nice property but over priced for this market in this neighborhood.

Forgive me, but I don't think "Modern Design" is an accurate description. The inside penthouse shots look gorgeous, but I walk by it everyday and its street presence is almost offensive. I think it would be a mistake to use this building as a bellwether for the ability of "modern design" to move units.
It's just way overpriced.

The complex is over - priced, particularly in this market. My downstair neighbor's place (we live in a 3 - flat in Roscoe) sold for less than his asking price ($500K) after being on the market for more than 6 months. Granted, it's a basement/1st level duplex, but it's two full floors and has 2400 square feet. Came with one outdoor parking space, but still…
