"First-Time Boyer" finds an agent

In this first segment, we discuss finding an agent, the rules that govern buyer-agent relationships, and why a buyer even needs an agent.

The buying side agent is really becoming specialized these days. Almost a must for someone new to the city who doesn't know their way around, but increasing I hear of buyers who go it alone in order to use the buy side commission as leverage.
It will be interesting to watch if this next generation of buyers uses agents as frequently, especially since the historical information on properties is becoming increasingly easier to find. It is not too hard to imagine a day when real estate transactions for most people only involve a computer, a lawyer and the bank.

You're right - it isn't hard to imagine that day. People have been imagining it intensely for about 20 years now. Imagining hasn't much affected the employment of real estate agents to date.
