Two West Delaware is a 39-story, 189-unit apartment tower on the border of the River North and Gold Coast neighborhoods.

The building, originally named “Walton on the Park,” was built in 2010 as a luxury condominium. It has been converted to rental apartments and has recently undergone substantial upgrades.

The original development team included Enterprise Cos and Mesirow Financial Real Estate. Pappageorge Haymes was the architecture firm.

The apartments

Two West Delaware has a mix of one- to 5-bedroom apartments. The apartments have unusually spacious floor plans and generously-sized rooms.

The apartments have floor-to-ceiling windows with roller blinds, 9-foot ceilings, plank hardwood flooring throughout, and in-unit washer / dryers.

Kitchens have custom cabinetry, Sub-Zero refrigerators and Viking gas ranges, microwaves and dishwashers. Many of the units have balconies.

Oversized baths have soaking tubs, wide vanities and frameless glass door showers.

Views. Higher-floor units and west-facing units have sweeping views. Floor-to-ceiling windows take maximum advantage of the views that are available.

Leasing, management and maintenance staff are on-site. The building has 24/7 door staff and a “Resident Experience Manager.” Cats and dogs are welcome, subject to limits, and there’s an outdoor pet area on-site.

The location

The building has an excellent location on the border of the Gold Coast and River North neighborhoods.

The Gold Coast is a predominantly residential neighborhood characterized by tree-lined streets and large vintage homes. Two West Delaware lies two short blocks beyond the southern boundary of what the Gold Coast Neighbors Association defines as the Gold Coast. That said, neighborhood boundaries in Chicago are fluid. Two West Delaware’s immediate area has become more solidly affluent over the years, and many local businesses have come to boast of being in the Gold Coast. Others refer to the location as River North.

Loyola University’s Water Tower campus is two blocks from the property and Loyola’s new Quinlan School of Business is a block south. Northwestern and Lurie Children’s hospitals are a short walk further east.

Shopping. Residents of Two West Delaware enjoy unusually convenient access to grocery shopping.

There’s a locally-owned Potash Markets across the street. Five short blocks south is what Whole Foods bills as its “Gold Coast store” despite its River North location.

A number of convenience stores are nearby and Jewel, Plum Market and Target are not far away, as are a number of Walgreens and CVS pharmacies.


The 900 North Michigan shops, anchored by Bloomingdale’s, Michigan Avenue’s Magnificent Mile shops, and Water Tower Place are just to the east. Oak Street boutiques are a few blocks to the north.

Dining, nightlife. A block southeast of the building, you’ll see Connors Park, which hosts an Argo Tea.


Head north and you’ll navigate one of the densest, most interesting restaurant clusters in Chicago surrounding the triangle-shaped Mariano Park.

If you head south from Two West Delaware you’ll quickly encounter the thriving River North restaurant and nightlife cluster.

Parks, recreation. Residents of Two West Delaware have good access to parks and recreational opportunities.

Washington Square Park is a tranquil oasis a half-block west of Two West Delaware.

Lake Shore Park, which has a running track, softball fields, tennis courts, a playground and a small field house, is a few blocks east of the building.

Oak Street Beach, Chicago

The popular Oak Street Beach is within walking distance.

Transportation. Public transportation is excellent. The CTA Red Line stop at Chicago Ave is two short blocks south of Two West Delaware. A variety of CTA bus routes traverse State St, LaSalle St, Michigan Ave and Chicago Ave, steps from the property.

The location has fairly quick access to I-90/94 and the city’s expressway grid via the Ontario St / Ohio St on / off ramps.

Zipcar car car-sharing locations are nearby. Taxi and Uber service is available 24/7.
