Let’s be honest, you have to walk along an ugly 4 lane road across the highway to get to old orchard mall. No one who buys these units is going to want to look down market by walking.

Dan,

Let’s be real honest rather than making stuff up.

There’s a path under the expressway from Old Orchard Woods. And yes, you do have to cross Niles North to get to Old Orchard shops.

How are you so familiar with everyone who lives in this development and their preferences? Try visiting it some time and seeing the number of people who do walk around the area.

I would love to see this kind of outstanding architecture downtown. I wish you would have asked her if they had any ambitions to that end.

tup,

You can look forward to an Optima development in Streeterville – timetable unknown.

Optima owns a sizable site between St Clair and Fairbanks along the north side of Illinois St. The land had been the site of a proposed Centrum development.

Really? Joe, that will be exciting! We could use more of their work in the city.

Really. Here’s a Crain’s article on the subject.

I would walk there, but not often. Mostly b/c I like walking but don’t like malls. I’d probably walk in the other direction to Hackneys on Harms. Or past OO to the ubaa. Tara’s cute though, and I’m sure the mall is a big attraction to a lot of peeps.

Terrific news Joe. It will be [very] interesting to see what he comes up with for such a high density site, even compared to his DT Evanston projects.

Joe,

Just so I understand. You are stating the residents of a 500K plus condos, in the suburbs, are going to walk to the mall, load themselves up with packages and then walk back on Golf road where the sidewalks are right next to speeding traffic. Or perhaps you want the residence to walk under some power lines and through an ugly parking lot which is the other way to get over to the mall. Neither of these options are a great life experience that anyone would fine joy in.

(Harms woods in nice though, but it resides in the other direction.)

Dan,

I clearly didn’t state what you stated I did.

For starters, you’ve got the price wrong. Many (if not most) of the condos at Old Orchard Woods are well below $500k.

Next, you don’t grasp the reasons for most trips to Old Orchard: dining, movies or simply (gasp) going for a walk, none of which generate a lot of packages to carry.

I said some people walk. Why did I say that? Because I pass Old Orchard at least twice a day nearly every weekday and I see people walking to it. I’ve been doing that for over a dozen years now.

I’ve also heard tell that some people take joy in walking.
