Last week we started keeping track of rentals listed on the MLS in 14 Chicago ZIP codes. It comes as no surprise that the area with the most homes listed for sale — area code 60611, which encompasses all of Streeterville and parts of River North and the Gold Coast — also has the most condos and townhomes listed for rent. As of this morning, there are 1,567 homes listed in 60611 — 1,078 for sale and 489 for rent.
Out of curiosity, I pulled up the 60611’s rental listings to see how their monthly rates stack up. These three units represent the high, low, and median prices for condo rentals in the ZIP code:
- High: Unit #79A at Trump International Hotel & Tower Chicago, 401 N Wabash Ave: $15,000 a month for a 3,080 square-foot, three-bedroom / 3.5-bath on the 79th floor of this 92-story tower. Three-bedrooms located on Trump’s 55th through 74th floor are listed for sale from $2.5 million to $2.89 million.
- Low: Unit #901 at the Esplanade Apartments, 900 N Lake Shore Dr: $900 a month for a 500 square-foot studio on the ninth floor of this 28-story high-rise. One studio in the tower is listed for sale in the $200s.
- In-between: Unit #2202 at 530 N Lake Shore Dr: $2,150 a month for a 1,028 square-foot one-bedroom / 1.5-bath on the 22nd floor of this 29-story high-rise. The unit is also listed for sale in the $390s. Other one-bedrooms at 530 North Lake Shore are listed for sale from the $380s to $460s.
The median list price for condos for sale in 60611 is $555,000, according to Redfin.
