Will Fifield “tack on” a hotel and 350 apartments to a West Loop office tower?

We haven’t added Steve Fifield‘s site at 601-625 W Monroe in the West Loop to our list of new downtown apartment projects, because current plans call only for a 40-story office tower. The current plans are subject to change, according to Crain’s Chicago Real Estate Daily:

“This is a city of skyscrapers,” Mr. Fifield said. “We’re saying, ‘Look, we’ve got a large site with up to 1.4 million square feet of zoning on it, so let’s play to our strength.’ ”
The new plan calls for 40 stories and 800,000 square feet of office space. Depending on the reaction from tenants and capital markets, he also could look to tack on a 300-room hotel and 450 apartments above the office space, which would raise it to 75 stories, Mr. Fifield said.

The site, immediately south of Presidential Towers, is currently a parking lot.
