1001 South State is a 397-unit, 40-story apartment tower South Loop that welcomed its first residents in August of 2016.

1001 South State is a joint venture between Golub & Co and CIM Group as the developers and Solomon Cordwell Buenz is the architecture firm. The general contractor is Walsh Construction.

The apartments

1001 South State offers studio, one-, two-, and three-bedroom apartments. Floor plans and availability are accessible online.

Apartments feature floor-to-ceiling windows with roller shades, plank floors, in-unit washer / dryers and closets with custom shelving.

Kitchens have quartz countertops, stainless steel appliances, dual-tone cabinetry, pendant lighting and mosaic tile backsplashes.

Views. Higher floors have great views in every direction.

Amenities, services, policies

1001 South State’s amenities are competitive with other newer buildings in the area.

The building has two amenities decks on the fifth-floor. The south deck features an outdoor pool, hot tub, cabanas and a grilling area. The south deck has sun throughout the day.

The north deck has a more park-like feel with a birch grove, walking trails, grills and additional seating areas.

A large resident lounge is adjacent to the pool deck. It has multiple seating areas, a bar, computer workstations, and a biowall.

The fitness center is also adjacent to the pool deck and has both cardio- and strength-training equipment and a separate yoga studio with Fitness on Demand.

There’s a game room adjacent to the resident lounge.

The media room has a large-screen TV and a variety of comfortable seating.

A “maker space” has co-working space, computer workstations, a printer / fax / copier and a 3D printer.

There’s a rooftop terrace and lounge with a kitchen, catering pantry, private dining area and a living biowall with fresh herbs.

The building has 248 on-site parking spaces in a well-lit garage with wide aisles. Bike sharing, storage and repair are available on-site.

1001 South State is pet-friendly and has a dog run and dog grooming area.

The location

1001 South State has a location that affords residents quick access to Grant Park, local colleges and universities, grocery shopping, and a wide variety of bars, restaurants and nightlife.

Shopping. Residents at 1001 South State have good access to grocery shopping.

Trader Joe’s and Jewel-Osco are two blocks southeast of 1001 South State and Whole Foods is a mile southwest. There are full-service pharmacies in the Jewel and Target, and a Walgreens is several blocks south and west on Roosevelt Rd.

Target is four-tenths of a mile from the building.

The nearest convenience story is 7-Eleven, a block north of the property at 801 S State St.

The nearby Shops at Roosevelt Collection has a growing array of retail options, with an emphasis on fashion.

There’s a large and growing cluster of big-box shops just west of the river along Roosevelt Rd.

Dining, nightlife.
1001 South State has relatively convenient access to dining and nightlife options in the South Loop.

Within a block or two of 1001 South State are a variety of restaurants including Lou Malnatis, Eleven City Diner, Chicago Curry House, Five Guys and the Bongo Room.

Blackie’s, four blocks northwest at Clark and Polk in the Printers Row neighborhood, is a local favorite for burgers.

Other Printers Row venues that are worth a visit include Flaco’s Tacos, Hackney’s, Kasey’s Tavern and Bar Louie.

Jazz Showcase serves up live music seven nights a week and at a Sunday matinee at Dearborn Station.

A few blocks south and west of 1001 South State, the Showplace Icon theaters at Roosevelt Collection is one of the few first-run movie venues in downtown Chicago. The lounge bar gets busy in the evening and has food available.

Parks, recreation. 1001 South State has good access to public parks and recreational opportunities.

Grant Park is two blocks east of the property and Dearborn Park is a block and a half northwest of the building.

Transportation. Public transportation from the location is excellent.

1001 South State is in between CTA train stops at Roosevelt and State and State and Harrison, and a short walk from both.

Multiple CTA bus routes run along Michigan Ave, two short blocks east, and State St in front of the building.

Residents who commute by bike can head a short block west to the protected two-way bike lane that extends north along Dearborn St to Kinzie St.

Taxi service is generally good at the location. Enterprise CarShare and Zipcar car sharing locations are nearby.

I-90/94 and I-290 can generally be reached within a few minutes via Congress Pkwy or Roosevelt Rd, although both routes have been known to be slow at peak hours.

The competition

Rentals are typically available in a number of nearby condo buildings, sometimes at lower rents than in the managed apartment buildings.
