1111 S. Wabash hits 80% sold

Sales have passed the 80 percent mark at 1111 S. Wabash, a 34-story highrise nearing completion in the South Loop.
Developer the Gammonley Group has fewer than 50 condos remaining for sale in the 247-unit tower, with 135 units actually closed.

The luxury highrise offers wide amenities, including a high-tech business center, retail space and a dry cleaner. The rooftop recreation level has a terrace, swimming pool, fitness center, a spa and a hospitality room with a kitchen.

Despite the long amenities list, however, prices have remained below those in other growing downtown neighborhoods, according to Richard Gammonley, vice president of the Gammonley Group, based in LaGrange.

“In many cases, we offer prices that are half of what they would be in River North, the Gold Coast or in Streeterville,” Gammonley said. Buyers were looking forward to appreciation during the next several years, he said, because of that competitive pricing.

Remaining units range from convertibles to three-bedrooms with dens, but 28 of the available condos are two-bedrooms with dens, priced from the $360s on the 13th floor to $600,000 on the 34th floor. Overall prices range from the $220s to $1.4 million. At least one free parking space – valued at $35,000 – is being included with each unit.

“The best opportunities may be in the two-bedrooms-plus-den condominiums,” said Audra Hall, sales manager for New West Realty, exclusive sales agent for the development. “Many of these have particularly nice north, west, and southeast views of the city. All of the residences come with granite countertops, stainless-steel appliances and maple cabinets.”

Three furnished models are open for viewing on the building’s 23rd floor.
