113 East Roosevelt is a 76-story, 792-unit apartment tower proposed for the site on Roosevelt Rd just west of The Grant condominiums in the South Loop.

Miami-based Crescent Heights will be the developer and Rafael Vinoly Architects is the architecture firm.

113 East Roosevelt will be the first building of three that Crescent Heights will build just south of Grant Park and will be one of the tallest buildings to be built in the South Loop.

There are also plans for a 648-unit building just west of 113 East Roosevelt and a 100-unit complex just south on Indiana Ave, which will either be apartments or condominiums.

The apartments

Details of the unit mix and apartment finishes are not yet publicly available. Expect 113 East Roosevelt to be competitive with newer buildings in the area.

Preliminary renderings show floor-to-ceiling windows.

Views. The building’s prominent location guarantees spectacular skyline and park views from north-facing units. The building’s east-facing views will be partially blocked by Museum Park high-rises, but higher floors will enjoy views of the lake.

West-facing units will have skyline, cityscape and sunset views.

Amenities, services, policies

The amenities package at 113 East Roosevelt is not yet publicly available. Expect the building to have an elaborate suite of amenities.

The location

113 East Roosevelt occupies a prominent site at the south end of Grant Park.

The location affords residents quick access to the Museum Campus, the Loop, Soldier Field and McCormick Place.

113 East Roosevelt residents will have easy access to a number of local colleges and universities, including DePaul, Roosevelt, Columbia, The Art Institutes and the University of Illinois at Chicago.

Shopping. Residents at 113 East Roosevelt will have convenient access to grocery shopping.

For convenience shopping and specialty items, there’s a GoGrocer a block south of the building.

Trader Joe’s and Jewel-Osco are two blocks west of the building.

Target and Whole Foods are a bit further west along Roosevelt Rd, and there is a Mariano’s on Clark St. There are also several convenience stores in the immediate area. There are full-service pharmacies in the Jewel and Target, and a Walgreens is three blocks west on Roosevelt Rd.

The South Loop has long had a rap as being under-retailed, but that’s changing as the Shops at Roosevelt Collection fills its space.

There’s a large and growing cluster of big-box shops just west of the river along Roosevelt Rd, and State Street shops and Magnificent Mile shops are a few minutes’ away.

Dining, nightlife.
There are scores of dining and nightlife options within a few blocks’ walk of 113 East Roosevelt, and their number is growing.

There’s a popular Giordano’s two blocks south of the building.

Long-time local favorites Gioco and Flo & Santos are a few blocks southwest of the building.


Breakfast options are abundant, but you can expect a weekend wait at the Bongo Room, Eleven City Diner, and Yolk. Head a block south to the friendly Little Branch Café and avoid the crowds.

Square One is walking distance from 113 East Roosevelt.

Blues lovers can head a few blocks northwest to Buddy Guy’s Legends.

Parks, recreation. 113 East Roosevelt has Grant Park as its front yard.

Spanning nearly half a square mile, the 319-acre park accommodates a wide range of active recreational pursuits and spots for quiet contemplation.


Millennium Park, at the North end of Grant Park, is one of the most exciting and architecturally interesting public spaces in the country. 113 East Roosevelt residents will pass the Art Institute on the way to Millennium Park.

Northerly Island beach is a short bike ride from 113 East Roosevelt.

Transportation. Public transportation from the location is excellent.

The CTA’s Roosevelt Road station has Red, Green and Orange Line stops for easy access to north, south and west side locations and to Midway Airport.

A wide variety of CTA bus routes criss-cross the area, with stops near the building.

Taxi service is near-instantaneous at the front door. Zipcar and Enterprise CarShare locations are nearby.

I-90/94 and I-290 can generally be reached within a few minutes.

The competition

Rentals are typically available in a number of nearby condo buildings, sometimes at lower rents than in the managed apartment buildings.
