New-construction condos coming to the 3800 block of Lincoln Avenue in North Center

Remember the days when developers of smaller buildings could still make a few pre-construction sales? That’s what the folks at KB²C Developers appear to have done with this new 12-unit development at 3811 – 3815 N Lincoln Ave. According to listing agent Jim Lynch of Century 21 SGR, four of the 12 homes have sold, and he’s just starting to market the remaining eight.

When I saw the address, I was pretty sure this was in Lake View, but it’s on the wrong side of the tracks. Lake View’s western boundary is the Metra line, so it’s actually in North Center. Nevertheless, Lynch says that location is the big selling point here. The condos are just a short walk from Wrigley Field and less than a block from the Trader Joe’s grocery store at Lincoln and Grace.

All of the homes have three bedrooms, two baths, and 1,750 to 1,800 square feet of floor space. Prices run from the $480s to the $520s, and assessments will cost about $200 per month, Lynch estimates.

Lynch says that a Century 21 SGR office will occupy the ground-floor retail space. A sales center will open there in about four weeks, and a model unit will probably be ready in about 10 weeks, he says.

Garage parking is included in the price. Because of the garages’ 14-foot ceiling heights, Lynch says it would be possible to store two cars in one space with a lift.
