1246 West Pratt is a 14-story, 144-unit apartment building in Rogers Park.
The vintage brick and limestone building was completed in 1928. It was designed by Koenigsberg & Weisfeld and was originally known as the Astor House.
The building was completely renovated in 2015 by an affiliate of BJB Properties.
The apartments
1246 West Pratt has a mix of studio, 1- and 2-bedroom, 2-bath apartments.
Floor plans are accessible online.
Everything in the apartments is new, including the vintage-look crown moldings. The layouts are compact, efficient and practical.
Kitchens are open to living areas and have 42-inch cabinets, granite countertops and a stainless steel appliance package with a gas range, range hood and dishwasher.
The apartments have bleached wood-look floors and ceiling fans.
Bedrooms have nice-size windows and ceiling fans.
The 2-bedroom, 2-bath corner apartments have a master suite with a walk-through closet to the master bath. The second bath has a stall shower.
Closets include organizers.
1246 West Pratt towers above its immediate neighbors and many of the apartments have good views.
Amenities, services, policies
1246 West Pratt has more extensive amenities than most vintage buildings in the neighborhood.
The building has a rooftop fitness room with lake views, a first-floor laundry room, and a bicycle storage area.
A rooftop sundeck is in the planning stages.
The building has on-site management and leasing staff adjacent to the lobby. All of the building’s mechanical systems are new, including the elevators.
On-site parking is not available. The building does not accept pets.
The location
1246 West Pratt is just over a block from Lake Michigan.
The location has good access to public transportation, theaters, bars and restaurants.
Loyola University’s Lake Shore campus is a few short blocks south of the building.
Shopping. 1246 West Pratt residents have relatively inconvenient access to grocery shopping. The nearest full-service grocer is more than half a mile from the building.
There’s a 7-Eleven convenience store at the corner of Pratt and Sheridan, near the building, and a CVS pharmacy a few blocks south.
Dining, nightlife, entertainment. There’s a decent selection of bars, restaurants and entertainment options in the immediate area.
Pizza lovers will enjoy having Giordano’s just around the corner from the building on Sheridan.
A little further south on Sheridan you’ll find the four-screen New 400 Theaters, Starbucks, Rice Thai Café and more restaurants.
Continuing south on Sheridan you’ll pass some interesting local shops and reach a strip of national franchise outlets near the Loyola El station.
Mayne Stage, a few blocks northwest, is one of a number of live performance venues in the area.
Parks, recreation. 1246 West Pratt residents have convenient access to public parks and recreational activities.
The long stretches of beach fronting Lake Michigan in Rogers Park are just over a block east of 1246 West Pratt.
Loyola Park, a few blocks north, boasts a large field house with two gyms, a woodshop and a boxing center. The park has baseball and softball fields, a two-hoop basketball court, sand volleyball courts, tennis courts, a playground and a two-thirds of a mile long trail along the beach.
Transportation. 1246 West Pratt has good access to public transportation.
1246 West Pratt is a few short blocks from the CTA Red Line stop at Loyola. The Red Line travels northbound to Evanston and southbound through Uptown, Wrigleyville, Lakeview, Lincoln Park, the Gold Coast and River North on its way to the Loop.
The #155 bus stops at the corner and runs south on Sheridan Rd to the Loyola campus then west to Devon Ave shops. The #147 bus also stops at the corner and runs express from Foster Ave to Michigan Avenue shops and on to the Loop.
Crosstown access to I-90/94 and the city’s expressway grid is inconvenient from this location. Access to the city’s airports is inconvenient.
The nearest Zipcar car sharing location is four blocks south of the building. DIVVY bikes are not currently available this far north, but plans call for adding stations several blocks from the building in 2015. Taxi service is readily available on Sheridan Rd.
The competition
There are quite a few apartment buildings in the immediate area. As with most Chicago neighborhoods, your best bet for finding the best apartments is often walking, biking or driving the area looking for FOR RENT signs.
Rentals are also typically available in a number of nearby condo buildings.
