The Parker is a 227-unit, 29-story apartment tower with ground floor retail under construction at 730 W Couch Pl in the Fulton Market neighborhood in Chicago’s West Loop.

The first residents moved into The Parker late in June of 2016.

The development team included Focus Development, Shapack Partners, and Atlantic Realty Partners. Booth Hansen is the architecture firm.

The apartments

The Parker has studio, one-, two- and three-bedroom floor plans. Floor plans and near real-time rent and availability info are accessible online.

Apartments have high ceilings, floor-to-ceiling windows, in-unit washer / dryers, plank flooring, individual controlled heating / cooling, built-in closets and a choice of finish packages.

Some of the units include balconies.

Kitchens have quartz countertops, custom cabinetry, stainless steel appliances, tile backsplash and deep sinks.

Bathrooms feature frameless glass showers with Grohe rain shower fixtures, quartz countertops and LED-lit vanities.

Views. The Parker’s low-rise immediate surroundings and the building’s curved shape provide most of the apartments with outstanding views.

Location

The Parker is at the corner of Halsted St (800 W) and Lake St (200 N).

The location affords residents quick access to River North, the Fulton River District and the Loop.

Shopping

The Parker has good proximity to grocery shopping.

Whole Foods is just two blocks south of the building. Mariano’s and a heavily-reviewed Jewel-Osco are four tenths of a mile from the building.

There’s a dearth of retail shopping in the West Loop, but The Parker has good access via Halsted St to the retail clusters in the Clybourn Corridor and along Roosevelt Road.

Dining, nightlife
The thriving restaurant and nightlife scenes in Greektown and the West Loop are all within a few minutes’ walk of The Parker. Bucktown and Wicker Park are minutes away by cab, bike or Blue Line trains.

Some of the more popular dining and nightlife venues in the immediate area include the Randolph Street favorites Lone Wolf Tavern, Girl & the Goat and Au Cheval.

The Parker is a block west of the newly opened Saint Lou’s Assembly and Moneygun, which were opened by the same restaurant group as the popular michelin star-rated restaurant, Longman and Eagle.

Parks, recreation
The Parker is half a mile walk from Mary Bartelme Park on Sangamon St.

The park includes a children’s play area and a dog park.

Transportation. The Parker has good access to public transportation.

The Pink and Green Line stops at Clinton St and Morgan St are each about a 5-minute walk from the building. The Parker is a 10-minute walk from Metra’s Ogilvie Transportation Center.

The CTA’s #8 Halsted St bus, which connects to UIC, stops outside the building.

The Parker is five blocks from the CTA’s Grand Ave Blue Line station. The Blue Line provides direct access to O’Hare Airport and west-suburban Oak Park and Forest Park.

Zipcar rentals are available on-site and at the nearby Jewel.

The Parker overlooks I-90/94, with quick access southbound on Lake and northbound access a few blocks south on Madison.

The competition

You might also consider condos for rent – they’re occasionally available at lower rents than you’ll find in the rental buildings, in part because they don’t offer comparable amenities packages.
