2000 N. Lincoln Park West 60% sold

NVG Residential, Inc. the company Nicholas V. Gouletas left American Invsco to start, has declared its first major project a resounding success, and if Dec. 13 is any indication, the claim is no exaggeration. That was when NVG closed 90 units in a single day at its new 2000 N. Lincoln Park West condo conversion. Since then, the project has reached 60 percent sold, according to Gouletas.

The 16-story apartment building will have about 195 units when completed. The original 73-year-old apartment tower was built as a residential hotel overlooking Lincoln Park at Armitage and features exceptional views of the lake, skyline and park.

“The triangular site maximizes the already extraordinary views, with the south view showcasing the city skyline and the east offering incredible sightlines of Lincoln Park and Lake Michigan,” said Gail Lissner, of housing analyst Appraisal Research Counselors. “I firmly believe that the view itself could sell all the units in the building.”

Lissner points out that developments on the park are rare, and that this is the first conversion there since 345 W. Fullerton went condo in the early ’90s. But prices that are accommodating first-time buyers also have been a factor in quick sales.

The development features “in-town,” one-bedroom and two-bedroom condos priced from the $150s to the $720s. Several models and a sales center for 2000 N. Lincoln Park West, www.2000NorthLincolnParkWest.com, have been opened on site, and buyers can choose from a variety of upgrades, including granite countertops and stainless steel appliances.

The condos have high ceilings, generous closet space and quality workmanship, including crown moldings and parquet floors. The common areas have the same sort of vintage detailing, including the building’s trademark bronze entry door and a lobby featuring marble floors and walnut paneling. Building amenities include 24-hour door staff, a fitness center, bike storage and a rooftop deck. The building’s retail mix includes Starbucks, an R.J. Grunts restaurant, Michael’s Cleaners and MidAmerican Bank.
