$200K off in a year for a vintage Lakeview East condo

Last week’s price cut at 434 W Oakdale Ave #2 didn’t strike me as the “massive price reduction” advertised in its listing — according to Redfin, the 2,300 square-foot condo dropped from $525,000 to $499,000, which is a change of about 5%. Then I did some digging at Zillow, and noticed that the home was priced at $699,900 when it went on the market one year ago, and I started to understand.

The three-bedroom / two-bath home is a “gorgeous vintage unit with the right modern touches,” says Anne Laughlin’s listing. It features a “large and comfy south-facing living room” that flows to the kitchen, then to the dining room, and finally to a sun room at back. The home has a rear deck and comes with covered parking.

2009 taxes are $9,794, and monthly assessments are $389. The home gets a “walker’s paradise” score of 91 and an “excellent” Transit Score of 79 from WalkScore.com; Nettelhorst School, the public grade school for the area, is located about a half mile north of the condo.
