Hubbard Place is a 43-story, 450-unit apartment tower at 360 W Hubbard St in River North. An adjacent 8-story garage includes 520 parking spaces, 394 for the residences and 126 for the East Bank Club.
The Habitat Company is the developer, Solomon Cordwell Buenz is the architect, and McHugh Construction is the general contractor.
Preliminary site work began late in December of 2011 and first occupancies began in October 2013.
Habitat applied for building permits under Chicago’s Green Permit Program and is seeking LEED Silver certification from the US Green Building Council.
The units
Hubbard Place offers studio, convertible, 1-bedroom, 1-bedroom + den and 2-bedroom apartments, most with balconies. Floor plans and a near real-time availability check are accessible at the building’s website.
The apartments have expansive windows, oak floors in living areas and Berber carpet in bedrooms, full-size in-unit washers and dryers, quartz countertops, stainless steel appliances and Snaidero designer cabinetry.
Floor plans are functional and very efficient, with minimal space lost to hallways.
The master bath in one of the corner two-bedroom layouts has a double-bowl vanity, a separate tub and stall shower and a window with a dazzling view east toward the city skyline.
Views. Hubbard Place’s location in a largely low-rise area at the west edge of River North affords spectacular views of the Loop and Near North Side skylines. The building’s orientation along a northwest / southeast axis maximizes the views from most of the units, affording west-facing units views south along the Chicago River. High-floor units on the east side have glimpses of Lake Michigan.
Amenities, services, policies
Forty percent of the site is set aside for landscaped open areas, and there is be a dog run open to the neighborhood north of the building on Illinois St.
An extensive 9th floor amenity level features a large fitness room, a club room, media room, business center, multi-purpose room with kitchen and bar, a spa room with whirlpool, sauna and steam, men’s and women’s locker rooms and a lounge / Internet café.
The indoor amenities are adjacent to a landscaped outdoor deck with pool, multiple seating areas and private cabanas. The building also has tenant storage lockers and bicycle storage.
A major amenity that residents will appreciate during transitional seasons is a 4-pipe heating and cooling system. A number of buildings that bill themselves as luxury offer only 2-pipe systems.
The building is smoke-free and pet-friendly, subject to breed and size limits.
The location
Hubbard Place is in a relatively quiet pocket of River North, directly across the street from the East Bank Club and a short walk from the Merchandise Mart.
Shopping. The nearest full-service grocery store is a new Jewel-Osco less than half a mile from Hubbard Place. It may be the city’s best Jewel.
Whole Foods and Mariano’s have outlets within a mile of Hubbard Place. There’s a CVS Pharmacy half a block away on Hubbard St.
Retail development in the immediate area is sparse, but the shops along Michigan Avenue’s Magnificent Mile are only a few minutes away and furniture showrooms are abundant near Hubbard Place.
The River North Gallery District has taken some hits from the economy in recent years but remains a vibrant art scene.
Dining, nightlife. River North dining, bar and nightlife options within a short walk of Hubbard Place are beyond plentiful and draw weekend throngs from throughout Chicagoland. Coffee shops and sidewalk cafés are ubiquitous.
Across the street from the building, is the newly opened 3 Greens market, which is a marketplace and restaurant by the group that owns the very-popular Au Cheval.
Hubbard Place residents may find enough venues to content themselves without ever venturing off Hubbard Street itself.
The building’s location at the west edge of the neighborhood affords residents quick access to the thriving West Loop restaurant and club scene and to the growing array of options in the adjacent Fulton River District.
Parks, recreation. The popular 3-acre Montgomery Ward Park on the Chicago River is a few short blocks to the north. It’s primarily a passive recreation area sloping down to the river but it does have an excellent children’s playground and an adjacent dog park. The park hosts a number of Night out in the Parks events.
There’s an additional dog park nearer the property at Ohio and Orleans, and one on the north side of the property.
Hubbard Place has good proximity to Chicago’s expanding Riverwalk.
Transportation. Public transportation is excellent. The CTA Brown and Purple lines stop at the Merchandise Mart. The CTA’s #65 bus route provides frequent (although not always rapid) access to Streeterville and North Michigan Ave, and busses along Wells and LaSalle connect to Loop and Near North destinations. Taxis regularly cruise the area.
Access to the city’s expressway grid is excellent, via the nearby Ohio / Ontario off / on ramps to I-90/94.
