Fewer amenities, lower assessments at 1349 South Wabash Private Residences, says developer

As developers of some Chicago high-rises opt for splashy amenities such as fitness centers, swimming pools and movie rooms (or in X / O’s case an “aqua grotto“), developer See Wong is taking the opposite tack at 1349 South Wabash Private Residences. Wong says his site is small – 75×180 feet – so he opted for a 15-story tower with smaller units and just one amenity – a BBQ area on the outdoor space on the fifth floor.

Fewer amenities means lower assessments, Wong says. Wong is selling mostly one-bedroom condos with a few studios and two- and three-bedroom units as well. Remaining studios, one- and two-bedrooms are priced from the $170s to the $380s. For the first year, monthly assessments should come to about $200 for the studios, $300 for the one-bedrooms and $400 for the two-bedrooms, Wong estimates.
