3838 North Broadway is a 140-unit, 6-story apartment building in the Wrigleyville area of Chicago’s Lakeview neighborhood. The building has ground-floor retail space.

The length of the yellow brick building’s span is emphasized by a strong limestone band above the first level, and scaled down by ornamented vertical columns at the first and second levels and limestone quoins from the third through sixth floors

3838 North Broadway was built in 1931 It was acquired recently by an affiliate of BJB Properties and has since undergone a complete gut renovation. Residents began moving into the new apartments in March of 2015.

The apartments

3838 North Broadway has 28 studio apartments per floor. Floor plans are accessible online.


The apartments are small, but have been very nicely renovated with more attention to detail than you’ll find in many updated apartments in the area. Three furnished models are available for viewing.


The apartments have wood-look floors, crown moldings, trim moldings around the large windows, ceiling fans and walk-in closets.


Compact kitchens have granite counters and a stainless-steel appliance package that includes a dishwasher, electric cooktop and built-in microwave.

Amenities, services, policies

All of the common areas at 3838 North Broadway are new.


The building has a fitness room and a laundry room.

The large sundeck that’s nearing completion on the roof serves up views of the skyline and glimpses of the lake.

There are bicycle storage rooms and individual storage lockers in the basement.

3838 North Broadway has an on-site leasing office adjacent to the lobby. No parking is available on-site.

The location

3838 North Broadway is two blocks west of Lake Shore Drive and Lincoln Park, in the Wrigleyville area of Lakeview, steps from Boystown.

Thorek Hospital is a short block north of the property.

Shopping. 3838 North Broadway residents have good access to grocery shopping and pharmacies.

Whole Foods is two blocks south of the building at Halsted and Waveland. Walgreens is two blocks south on Broadway.

There are Target, Marshalls and Bed Bath and Beyond locations nearby for residents setting up housekeeping. National retail chains, however, are a minor presence in the neighborhood, which draws its dominant character from a variety of locally-owned and quirky smaller shops.

Dining, nightlife, entertainment. In brief – whatever you have a taste for you’ll find in the neighborhood in hyper-abundance.


Tutto Fresco, Subway and SpritzBurger are across the street from the building and El Mariachi is just to the north.

For breakfast, Horizon Café and IHOP are within a block.

Wrigleyville is a dense bar and restaurant destination for Cubs fans and sports bars are everywhere.

The popular North End is a block south on Halsted. Murphy’s Bleachers is a few blocks further – and once you get past Murphy’s the Wrigleyville scene gets crowded.

Bobby Love’s and Roscoe’s are just a few of the dozens of gay and lesbian bars and nightclubs you’ll find in Boystown.

Neighborhood street festivals and fairs are a great source of entertainment in the summer. Events near 3838 North Broadway include – to name a few – Northalsted Market Days, the Lakeview East Festival of the Arts, Wrigleyville Summerfest, SausageFest, the Chicago Marathon and, of course, Pride Week. 3838 North Broadway is on the route of the Pride Parade.

The websites for the Lakeview Citizens Council and the Lakeview and Lakeview East Chambers of Commerce are good sources for info about upcoming events.

There are nearly two dozen theaters within walking distance of the building in the Belmont Theater District. Strawdog Theatre is across the street from 3838 North Broadway and Oracle Theatre is a few doors south. Dozens of live music venues are also nearby.

Parks, recreation. 3838 North Broadway residents have convenient access to public parks and recreational activities.

The 2-acre Gill Park, adjacent to the building, has an air-conditioned multi-story field house with a fitness center, a 25-yard, 6-lane indoor pool, gymnasium and assembly hall. Outside there’s a t-ball field and a playground.

The 1,200-acre Lincoln Park, one of the great public spaces in America, is two short blocks east of 3838 North Broadway. Lincoln Park has almost every recreational amenity imaginable, from an archery range to a great zoo.

At this point in the park you’ll find a playground, the 9-hole Sydney Marovitz golf course, tennis courts and ball fields, and a picnic area. The 18-mile lakefront trail provides jogging and biking access to points north and south.

Transportation. 3838 North Broadway has good access to public transportation.

The CTA Red Line stop at Sheridan is about an 8-minute walk from the building.

A variety of CTA bus routes traverse the area, steps from the property. The #36 bus on Broadway travels south through Lakeview, Lincoln Park, Gold Coast and River North into the Loop, providing access to endless shopping, dining, nightlife and employment venues.

The #80 bus, a block north of 3838 North Broadway, travels west to the Blue Line for connections to O’Hare Airport.

3838 North Broadway residents have a short walk to the #146 (pdf) and #135 bus stops on Lake Shore Drive. The 146 runs express to the 900 Shops, anchored by Bloomingdale’s, on Michigan Avenue’s Magnificent Mile, and then on to the Loop. The #135 bus provides express service to the New East Side and Loop.

Lake Shore Drive is a short distance away. Crosstown access to I-90/94 and the city’s expressway grid is inconvenient from this location, and can be especially time-consuming before and after Cubs’ games.

Zipcar car sharing locations and DIVVY bike stations are nearby. Taxi service is readily available 24/7.
