Terrace 459 is a 9-story, 94-unit mixed-income apartment building at 459 W Division St. The development also includes 7 townhouses and a 12-unit, three-story building which are situated off of Division on Cleveland.

The development is the latest phase of the CHA’s Plan for Transformation and is part of the larger Parkside of Old Town. Occupancy is slated for 2016.

Holsten Real Estate Development Corp. is the developer, Landon Bone Baker is the architect firm and Linn Mathes is the general contractor.

The apartments

Terrace 459 has a mix of 1-, 2- and 3-bedroom, 1-bath apartments and townhomes.

Terrace 459 includes market-rate apartments and units set aside as affordable.

Views. 459 West Division will not be a view building. Views will be blocked by neighboring buildings of similar heights.

Amenities, services, policies

Terrace 459 has a fitness room, laundry rooms, a community room, a bike room, resident storage lockers, and outdoor and heated indoor parking.

The location

The location offers most renters fewer advantages than other new Near North Side apartment towers as it lacks restaurants within a few blocks of the building.

The location is within walking distance of the Clybourn Corridor. The Clybourn Corridor is a cluster of big-box retail, including the New City development, a half-mile to the northwest of the building.

Shopping. A new Target is a block away from 459 West Division.

The new Plum Market is a four-tenths of a mile east, just north of Division on Wells St in the 1225 Old Town building.

Whole Foods is a mile northwest of the building. The store spans 75,000 square feet and was the third-largest Whole Foods in the world when it opened in 2009. The Mariano’s at New City is larger than the Whole Foods, and will is more accessible to residents of 459 West Division.

Dining, nightlife, entertainment. Residents at 459 West Division will have a hike to dining and drinking establishments. There’s nothing within a few blocks of the building.

Panera and Starbucks are in a strip center adjacent to the building. The start of the Wells Street strip of restaurants and bars in Old Town is about a 10-minute walk.

Parks, recreation. Stanton Park, two blocks northwest of the building, has a field house with an indoor pool, a gym and two club meeting rooms. The 6 1/2-acre park also has baseball fields, a football / soccer field and basketball courts.

Seward Park, which has softball / soccer fields, outdoor basketball courts and a field house with two gyms and a boxing ring, is a block east of the building.

Transportation. Public transportation is poor, apart from the #70 Division bus, which connects to the CTA Red Line and Blue Line stops on Division.

459 West Division has relatively close access to I-90/94 via Division St. At peak hours, however, travel can be tediously slow.

Zipcar locations and taxi service are not as readily available as they are in more established neighborhoods further east. DIVVY bike stations are located a block east at Seward Park and a block north in the shopping center at Division and Clybourn.
