73 East Lake, a 42-story, 332-unit luxury apartment tower steps from Michigan Avenue in the Loop began construction in May of 2012 and opened for occupancy in mid-2014. The building has 178 indoor parking spaces.

The developer was M & R Development. McHugh Construction was the general contractor and Solomon Cordwell Buenz the architecture firm.

73 East Lake was designed to U.S. Green Building Council LEED Gold standards.

What’s most striking about 73 East Lake is the scale of the amenities – much more expansive than you’d expect in a building its size.

The apartments

The apartments begin on the 11th floor, and they’re above average in size for new downtown buildings.

Convertible apartments range in size from 682 to 695 square feet. One-bedrooms span 786 to 814 square feet, and 2-bedroom, 2-bath units are 983 to 1,246 square feet in size. Nearly 45% of the building’s units are 2-bedrooms, an unusually high percentage for new downtown high-rises.


Convertibles have a sliding privacy partition that separates the living and sleeping alcove.

The open-plan kitchens have white quartz countertops, stainless steel Energy Star appliances, and ample cabinet and counter space.

The apartments have spacious designer baths, designer lighting, and in-unit washers and dryers.

Most of the apartments have a built-in desk / office nook.

Views. The mid-block, off-park location of the building restricts the views from most of the apartments. Higher floor units, especially the ones facing south, will have decent views over Millennium Park. Views to the northeast are likely to be impacted by a 45-story apartment tower under construction at 200 N Michigan Ave.

Amenities, services, policies

The amenities at 73 East Lake are surprisingly extensive and rival any you’ll find in much larger buildings.


The building’s grand lobby is colorful and looks out on Lake St. 73 East Lake has 24/7 door staff and on-site leasing and management staff directly off the lobby.



A spacious resident lounge has a wall of windows looking onto an outdoor deck. There’s a cyber café at the center of the lounge, and a demonstration kitchen and a more intimate seating area at opposite ends.

The indoor pool has three walls of windows.


There’s a sculptural whirlpool and sauna and steam rooms adjacent to the pool as you enter, and a large tiled shower at the opposite end. Note the mezzanine level overlooking the pool.


The pool’s mezzanine level has a resident lounge and a fitness room, one of three on the 9th floor.


There’s a large fitness room with a variety of cardio and strength training equipment, and a separate yoga studio.


The business center has large-screen monitors and two separate conference rooms.

The media room has plush seating, and a projector to fill the screen.

The 9th floor lounge opens to a sprawling landscaped deck with gas grills, a fire pit, and multiple seating areas.

The grand scale of the amenities continues in Club 73 on the building’s 42nd floor.

There’s a high-ceilinged lounge with wide walls of windows, multiple seating areas with flat-screen TVs and a large bar.


Adjacent to the bar is an impressive, party-sized private dining room.

When the weather warms, the sprawling rooftop terrace has seating, cabanas and a fire pit.

73 East Lake is pet-friendly and has a private sheltered dog run in the parking garage.

The location

73 East Lake is in a solid walk-to-everything location at the northeast edge of the Loop, steps from Michigan Avenue and Millennium Park.

Shopping. For groceries, Mariano’s is a few blocks to the east and a City Target is a few blocks south. The farmers market at Daley Plaza is a seasonal favorite.

A CVS Pharmacy is around the corner on Michigan Ave.

73 East Lake residents have quick access to State Street shops in the Loop and along North Michigan Avenue’s Magnificent Mile.

Dining, nightlife. There are abundant options in the immediate area, but many cater heavily to tourists and office workers.

Parks, recreation. The building has outstanding proximity to parks and recreational activities.

The many attractions and events at Millennium Park, Grant Park and the Chicago Riverwalk are literally around the corner from the building.

Cultural attractions. Many of Chicago’s top cultural attractions are a short walk or quick cab ride away from 73 East Lake. The Loop’s theater district begins a block to the west and the Art Institute and Chicago Symphony are a few blocks to the south.

Transportation. Public transportation is outstanding. The CTA El stop at State and Lake is a block-and-a-half west of the property and serves 5 different routes, including Orange Line access to Midway Airport. The Lake Street subway stop on the Red Line is a few steps further and also has Pedway access to the Blue Line to O’Hare Airport. CTA bus routes in the area provide citywide connections.

The South Shore Line and Metra Electric, a block southeast of the property, both connect to McCormick Place and the University of Chicago.

Lake Shore Drive is a few blocks away. I-90/94, I-55 and I-290 can generally be reached within a few minutes.

The competition

You might also consider condos for rent in Loop and New East Side buildings – they’re occasionally available at lower rents than you’ll find in the rental buildings.
