The building includes ground-floor retail space and 185 garage parking spaces.

Construction began in the summer of 2013 and the building was topped out in November 2014. The building is seeking LEED certification from the U.S. Green Building Council.

The developer is Newcastle Limited. Solomon Cordwell Buenz is the architecture firm and Power Construction is the general contractor.

The apartments

State & Chestnut has a mix of studio, convertible, one- and two-bedroom, two-bath floor plans. There are 59 studios, 243 one-bedrooms and 65 two-bedroom apartments. Floor plans and near real-time availability are accessible online.

The apartments have 9-foot ceilings, floor-to-ceiling windows, wood-look flooring and in-unit washer / dryers. Kitchens have 42-inch cabinets, quartz counter tops, tile backsplashes and a stainless steel appliance package with a gas range, built-in microwave and dishwasher.

Two-bedroom apartments have a stall shower in the second bath and one tier of two-bedrooms has the building’s only private balconies.

Heating and air-conditioning is individually controlled year-round via programmable thermostats.

State & Chestnut is one of the first apartment towers in Chicago to offer gigabit internet service.

Views. The building is sited on an east – west axis, which affords dramatic skyline views to the east, south and southwest from higher-floor apartments. Views from north-facing units, and from lower floors, are curtailed by neighboring buildings.

Amenities, services, policies

State & Chestnut offers an extensive amenities package. Take a virtual walk through the amenities in the video at the upper right of this page.

The seventh floor hosts a large landscaped terrace with lounge-style seating areas, a fire pit, outdoor flat screens, herb gardens and a dog run.

Additional seventh-floor amenities include a resident lounge with 80-inch TV, billiards table, fireplace and multiple seating areas.

There’s also a conference room at this level, and a fitness center with cardio and strength-training equipment and an exercise / yoga studio.


State & Chestnut also has a 5,000 square foot rooftop sundeck with a pool, a fire pit, and BBQ grills with dining areas.

There’s also another large resident lounge with a demonstration kitchen at the roof level.

State & Chestnut is pet-friendly and smoke-free. The building has on-site leasing, management and maintenance staff and 24/7 door staff. Garage parking is available on-site.

The location

State & Chestnut has an attractive location close to shopping, bars, restaurants, coffee shops and public transportation.

Loyola University’s Water Tower campus is two blocks from the property and Loyola’s new Quinlan School of Business is directly adjacent to it.

Shopping. Residents of State & Chestnut will enjoy hyper-convenient access to grocery shopping.

There’s a locally-owned Potash Markets outlet a few steps north of the building on State St. Four short blocks south is what Whole Foods bills as its “Gold Coast store” despite its River North location.

A number of convenience stores are nearby and Jewel, Plum Market and a new Target are not far away, as are a number of Walgreens and CVS pharmacies.

Michigan Avenue’s Magnificent Mile shops and Water Tower Place are two short blocks east. Oak Street boutiques are a few blocks to the north. Big-box retail stores abound in the Clybourn Corridor, a mile northwest.

Dining, nightlife. Head south to Chicago Ave and you’ll pass a dicey McDonald’s and the Ralph Lauren restaurant on your way east to Chik-fil-A or the Cheesecake Factory. Just south of Chicago Ave is the thriving River North restaurant and nightlife cluster.

Head north and you’ll navigate one of the densest, most interesting restaurant clusters in Chicago – what some call the Viagra Triangle. Locals just call it “the triangle,” after the shape of Mariano Park.

Just past Mariano Park, from whose shape the triangle derives its moniker, you’ll find Division Street’s dense bar and nightlife scene.

In brief, you’ll find a head-spinning number and variety of restaurants, bars and night spots within a few blocks of State & Chestnut.

Parks, recreation. Washington Square Park is a tranquil oasis just northwest of State & Chestnut.

Lake Shore Park, which has a running track, softball fields, tennis courts, a playground and a small field house, is a few blocks east of the building.

The popular Oak Street Beach is within walking distance.

Transportation. Public transportation is excellent.

The CTA Red Line stop at Chicago Ave is just over a block south of State & Chestnut.

A variety of CTA bus routes traverse State St and Chicago Ave steps from the property.

The location has fairly quick access to I-90/94 and the city’s expressway grid via the Ontario St / Ohio St on / off ramps.

Zipcar locations are nearby and Enterprise is across the street. A DIVVY bike station is a half-block south of the building. Taxi service is readily available 24/7.
