New Home Nuggets: New listings, new prices in Pilsen

Pilsen is usually a hot topic for discussion on our site. The diverse neighborhood has experienced a lot of flux in the recent past and brings out a lot of opinions. I scanned the MLS this morning to see how many new-construction listings are on the market in the neighborhood, and here’s what I found:

Union Row, 644 W 16th St, Chicago

My first tour on the job was a visit to Union Row (top), Belgravia Group‘s 35-unit townhome development at 566 – 648 W 16th St. Six of Union Row’s units are listed: two three-bedroom / 2.5-baths in the $530s, a three-bedroom / 2.5-bath in the $550s, a three-bedroom / three-bath in the $600s, a four-bedroom / 3.5-bath in the $640s, and a four-bedroom / four-bath in the $680s.

A two-bedroom / two bath at 1529 W 19th St is currently listed in the $240s. It’s being marketed by Phillip Buoscio of Buoscio Brokerage.

Chantico Lofts, 1621 S Carpenter St, ChicagoA three-bedroom / three-bath duplex-down at Bela, 1600 S Allport St is priced in the $330s. Coldwell Banker‘s Nadine Ferrata has the listing.

Joe Askins reported recently on some price reductions at Chantico South (right) at 1621 S Carpenter St late last month. Six of Lipe Property Company‘s units there are still listed, including two one-bedrooms from the $190s to $240s, two two-bedrooms from the $240s to $320s, and two three-bedrooms in the $390s and $400s. Jameson Real Estate is handling the development’s listings.
