Meet downtown's most expensive condos

Unit 87A at Trump International Hotel & Tower Chicago, 401 N Wabash Ave, Chicago

Yesterday’s Ritz-Carlton Residences update and all this talk about a tough luxury market (or no market whatsoever) made me wonder: Where are the most expensive new condos in Chicago, and just how expensive are they?

As luck would have it, I checked in on the Prudential Preferred Properties Web site this morning, and, lo and behold, the brokerage had done the work for me with its list of the “Top 50 Most Expensive Condos/Co-ops in Downtown Chicago.”

Trump International Hotel & Tower Chicago, 401 N Wabash Ave, ChicagoPrudential’s list consists of MLS listings of individual units and doesn’t distinguish between new homes and resales, so I had to sift through it entry by entry to separate the truly new homes from those that have been owned before (or in the case of the the Spire’s listings, those that won’t be built for quite some time.) Topping the charts is the pink floor plan you see above, Unit #87A at the Trump International Hotel & Tower Chicago, 401 N Wabash St in River North.

You can’t tell it from the Trump Web site, but this 6,850 square-foot penthouse takes up the entire northwestern half of Trump’s 87th floor. (Thankfully, we have a scanner, and I have the full Trump promotional packet in a drawer by my desk.) At that height, you’re only going to have one neighbor on your level and just three who are any higher in the building.

The home has four bedrooms including a master suite with separate his-and-hers dressing rooms and bathrooms, a private 13-6″ x 14-7″ exercise room, a 15-3″ x 16-9″ study, and the unit’s only views to the east. Other spaces include separate living and dining areas, a family room, and an eat-in kitchen with adjacent butler’s pantry. Koenig & Strey‘s listing mentions finishes like hardwood floors, Snaidero cabinets, Miele, Wolf, and Sub-Zero appliances, and fireplaces, although it’s possible that this home is still open for customization.

The shape of the building prevents this unit from having any views straight back south toward the Loop skyline, although it’s probably possible to see the western half of the Loop from the two bedrooms on the condo’s southwestern side. Lake views appear to be limited to the aforementioned master bedroom suite and a 22-10″ x 18-10″ bedroom wedged between the study and kitchen.

As for the price, get ready to open up those pocketbooks: Unit 87A has been listed since March 2008 at a whopping $9.64 million, or more than $1,400 a square foot.

  • Unit #86A at Trump, a 4,029 square-foot five-bedroom / 5.5-bath priced at $5.71 million, or $1,419 per square foot.
  • Unit #37J at The Ritz-Carlton Residences, 664 N Michigan Ave, a 3,566 square-foot three-bedroom / 3.5-bath priced at $5.04 million, or $1,415 per square foot.
  • Unit #4902 at The Elysian Hotel & Private Residences, 11 E Walton St, a 3,972 square-foot four-bedroom / 4.5-bath priced at $4.96 million, or $1,250 per square foot.
  • Unit #4702 at The Elysian, a 3,400 square-foot four-bedroom / 4.5-bath priced at $3.74 million, or $1,100 per square foot.
