Description vs photo disconnect in $419K Winnetka 4-bedroom

If you haven’t paid attention to Winnetka home prices for the last four years, the notion of a $419,000 4-bedroom, 2-bath home on a 50 x 187 lot in a good Winnetka location is startling, to say the least. That’s well below the price at which the home would have been snapped up for its land value 4 years ago.

When the listing description begins with “Classic Winnetka home renovated for today,” and recites “new windows … ac [air-conditioning] … updated kitchen … beautiful new bath” you’re almost certain that the stated price is a typo. Until, that is, you reach the final phrase: “sold as is.”

The only bath photo with the listing is the one in the screen cap, above, and it’s hopefully not of that “beautiful new bath.”

The home, at 923 Willow Rd, sold for $689,000 in September of 2005. It has lingered on the market for 286 days despite the price. The home has been on and off the market for nearly 4 years, with a series of price increases and decreases during that period. Are the listing photos an issue?
