A Crain’s news nugget about a $2.69 million sale in Uptown had me all excited this afternoon — after all, the median sale price for an Uptown single-family over the past three years has been just under $400,000, and nothing in the neighborhood has sold for more than $1.8 million during that time. This place had to be something special, right?
Turns out the home is really in that little northern nub of Lake View called Graceland West, which I suppose some people assume is part of Uptown simply because it’s north of Irving Park Road. $2.69 million is high for Graceland West, but the median sale price for single-families in the neighborhood over the past three years is still above $1 million. It’s definitely a little different than most pockets of Uptown.
The house in question, located at 1454 W Warner Ave, is a brand new, 7,300 square-foot home with six bedrooms and six baths, built on a 50-foot double lot. The home went on the market for $2.88 million in September and closed on December 13.
Three single-family homes are currently for sale inside the Graceland West area: a 3,408 square-foot home at 1519 W Berteau Ave, priced at $899,000 (down from an original list price of $949,000), a 4,520 square-foot new-construction home at 1446 W Belle Plaine Ave, priced at $1.58 million (down from an original list price of $1.78 million), and an identically sized new-construction home next door at 1448 W Belle Plaine Ave, priced at $1.59 million.
