One of our frequent visitors sent along a link to a Web site that he’s built to promote the sale of his condo at Ravenswood Court, 4514 N Ashland Ave. His site’s attention-grabbing headline: Two Bedroom, Two Bath, Too Good to Pass Up.
We’ve seen this level of marketing effort fairly often in connection with properties that are for sale by owner, but rarely with broker-listed properties. Given the current market conditions, it makes a great deal of sense for owners (with their broker’s consent) to supplement their broker’s marketing efforts.
The site for Unit 2S does a great job of showcasing the condo and explaining its competitive advantages. The listing pictures are larger than what you’ll typically find on broker sites. The copy provides information that’s useful to buyers, including neighborhood links, and does it at a level of depth that simply isn’t possible given the limitations of the Multiple Listing Service.
Unit 2S is one of only two units for sale in the 37-unit courtyard building, and it’s the only 2-bedroom, 2-bath. The unit first came to market in March, priced at $224,900. The asking price was recently reduced to $179,900.
