  • Any idea on the monthly condo fees for each type of unit and the estimated taxes?

  • This is a great offer that can’ t be beat. The neighborhood has the housing , now all it needs is some amenities. Why aren’t more entrepreneurs attracted to this area. Its a great area for a start up.

    These one bedroom units are on the the ground floor of 3 story, 2 unit buildings–the upper 2 floors comprise a duplex unit. When you walk into this unit, it feels like a basement apartment. The “lakefront” buildings face the railroad tracks, and there is no direct access to the lake. For that, the developer charges a premium of a few thousand dollars. The non-“lakefront” units face a residential street with several dilapidated buildings. The immediate area feels a little desolate, as are no retail shops or anything else besides the new stock housing and some existing housing there. Those are my impressions after viewing the model unit in person. Go check it out and make your own.

    I’ve been in that unit several times and didn’t get the feel of a “basement unit,” but then everyone has a different take.

    A pedestrian bridge for the lake is slated several years out.

    I’ve always thought of the location as a “bedroom suburb” where walking proximity to shops, etc. doesn’t much matter. Not everyone places a high premium on the walkability of a neighborhood. If they did much of Chicago would quickly depopulate.
